BEING AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF CAMPBELL
ADOPTING PLANS, ELEVATIONS AND DEVELOPMENT SCHEDULE FOR THE
PLANNED DEVELOPMENT ZONE ESTABLISHED BY ORDINANCE OF THE CITY
OF CAMPBELL (Application of Mr. Brian J. Ke11y).
The City Counci1 of the City of Campbe11 does ordain as fo11ows:
SECTION ONE: That the Zoning Map of the City of Campbel1 is hereby
changed and amended by adopting the attached IIExhibit All entit1ed IIPlans
and E1evationsll, IIExhibit BII entit1ed IIDeve1opment Schedu1ell, and IJExhibit
CII entitled IJMap of Said Propertyll, as per the app1ication of Mr. Brian J.
Kelly for approva1 of p1ans, e1evations, and deve10pment schedu1e to
a110w construction of a two-unit subdivision on property known as 3560 and
3570 Gleason Way in a Planned Deve1opment Zoning District. Copies of said
Exhibits are on fi1e in the office of the Planning Department.
Said approva1 subject to the f011owing conditions:
A. Property to be fenced and 1andscaped as indicated and as added in
IJredlJ on p1ans.
B. Landscape p1an indicating type of p1ant materia1, 1ocation of hose
bibs or sprink1er system and type of fencing to be submitted for approva1
of the Planning Director at time of app1ication for bui1ding permit.
C. Faithfu1 performance bond in the amount of $1,000 to be posted to
insure 1andscaping, fencing and striping of parking area within three (3)
months of completion of construction, or app1icant may fi1e written agree-
ment to comp1ete 1andscaping, fencing and striping of parking area prior to
fina1 building department clearance.
D. All parking and driveway areas to be developed in compliance with
Section 21.50 of the Campbe1l Municipal Code. All parking spaces to be
provi ded wi th appropriate concrete curbs or bumper guards.
E. Underground utilities to be provided as required by Section 20.16.070
of the Campbell Municipal Code.
F. P1ans submitted to the building department for plan check sha1l
indicate c1ear1y the location of a11 connections for underground uti1ities
Inc1uding water, sewer, e1ectric, telephone and television cables, etc.
G. Ordinance No. 782 of the Campbe11 Municipal Code stipulates that any
contract for the co11ection and disposa1 of refuse, garbage, wet garbage and
rubbish produced within the 1imits of the City of Campbe11 sha11 be made with
Green Va11ey Disposa1 Company. This requirement app1ies to al1 sing1e-famtly
dwe1lings, mu1tip1e apartment units, to al1 commercial, business, Industria1,
manufacturing, and construction estab1ishments.
H. Trash container(s) of a size and quantity necessary to serve the
development shal1 be 1ocated in area(s) approved by the Fire Department.
Unless otherwise noted, enclosure(s) shall consist of a concrete floor
surrounded by a solid wal1 or fence and have self-closing doors of a size
specified by the Fire Department. All enclosures to be constructed at grade
level.

Applicant sha11 meet all State requirements for the handicapped.
PUBLIC WORKS DEPARTMENT
J. Obtain an excavation permit for the installation of curb, gutter and
sidewa1k, and show the improvements on the building plans.
BUILDING DEPARTMENT
K.
One-hour fire rated and no openings permitted (Table 5-A).
L.
Construct 30-inch parapet wall or use noncombustib1e roof materials.
The applicant is notified that he sha11 comply with a11 applicable Codes
or Ordinances of the City of Campbell which pertain to this development and
are not here in speci fi ed.
