"c.C' , RESOLUTION NO. 1430 PLANNING COMMISSION CITY OF CAMPBELL, CALIFORNIA After notification and public hearing as specified by law on the application of Ja~es Hogue for a use per~it to al~ow the conversion of a residential building to profess10nal off1ce on property located at 55 East Hamilton Ave. in.a P.O. zone as per application filed in the office of the Plann~ng Department on N vember 25, 1974, and after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Commission did find as follows: That the establishment, maintenance, or operation of the proposed use will not be detrimental to the health, safety, peace, morals, comf~rt ~r genera: welfare of persons residing or work1ng 1nthe ~e~gh- borhood of such use, or be detrimental or injurious to property and improvements in the neighborhood or to the general welfare of the. City. Based on the findings, the Planning Commission does hereby grant the requested use permit subject to the following' conditions: 1. 1. Proper~y to be fenced ~nè landscaped as indicated cn plans. 2. Landscaping shall be maintained in accordance with the approved landscape plan. 3. Faithful performance bond in the amount óf $1,000 to be posted to insure landscaping, fencine and striping of parking area within three (3) months of completion of construction or applicant may file written agreement to complete landscaping, fencing and striping of parking area prior to final building department clearance. 4. All mechanical equipment located on roofs shall be screened as approved by the Planning Director. The applicant is notified as part of this application that he is required to meet the following conditions ina~cordancc with Ordinances of the City of Campbell. A. All parking and driveway areas to be dæveloped in compliance with Section 21.50 of the Campbell Municipal croe. All parking spaces to be provided with appropriate concrete curbs or bumper guards. B. Underground utilities to be provided aŒ required by Section 20.16.070 of the Campbell Municipal Code. C. Plans submitted to the building deparbrent for plan check shall indicate clearly the location of all connectiÐ~ for underground utili- ties including water, sewer, electric, telephøDa and television cables, etc. t D. Sign application to be submitted in accordance with provisions of the sign ordinance for all siBns. No sign to be installed until appii- cation is approved and permit issued by the Building Department. E, Ordinance No. 782 of the Campbell Municipal Code stipulates that any contract for the collection and disposal of refuse, earbage, wet garbage,and rubbish produced within the limits of the City of Campbell shall be made with Green Valley Disposal Company. This requirement applies to all single family dwellings, multiple apartment units, to all commercial, business, industrial, manufacturing and construction establishments~. . F. Trash container(s) of a size and quantity necessary to serve thedevelopment shall be located in area(s) approved by the Fire Department. Unless otherwise noted, enclosure(s) shall consist of a concrete floor. surrounded by a solid wall or fence and have self-closing doors of a size specified by the Fire Department. All enclosures to be ccnstructed at gr~de level. BUILDING DEPARTMENT G. Change in use of building shall require full compliance with 1973 Uniform Building Code. Section 502. PUBLIC WORKS DEPARTMENT H. Dedication to plan line right of way. I. Storm drain fee based on $765 per acre. Applicant shall meet all state requirements for the handicapped.
