Dear Mr. & Mrs. Lupfer
The Community Development Director has approved your application for a Tree Removal Permit for the
emergency removal, granted on November 29, 2004, of one (1) Valley Oak tree with a diameter of 36-
inches located at 532 W. Campbell Avenue in a P-D (Planned Development) Zoning District.
The emergency removal was approved based upon the City's determination, with a supporting
recommendation by a Certified Arbonst, that the tree is located directly adjacent to the house and a large
crack down the main trunk of the tree is apparent, thus presenting a danger of falling on the house that
cannot be controlled or remedied through reasonable preservation and/or preventative procedures and
practices such that the public health or safety requires their removal. .
The Community Development Director has found that the existing site layout cannot reasonably
accommodate the required 24-inch box replacement tree and the applicant has paid an in-lieu fee, based
upon the fair market value of the required replacement tree, on January 7, 2005. The in-lieu fee will be
used by the City to purchase a tree that will be planted within the public right-of-way or on other public
property as directed by the Public Works Department.
This approval is final in 10 calendar days, unless an appeal is received in writing at the City of Campbell
City Clerk's Office, 70 N. First Street, Campbell, on or before Fridav. Januarv 21. 2005 at 5:00 p.m.

NOTICE OF TREE REMOVAL APPLICATION
Notice is hereby given that the Community Development Director of the City of
Campbell has received an application for a Tree Removal Permit (PLN2004-00184) as a
result of an emergency tree removal, granted on November 29, 2004 to remove one
Valley Oak Tree 36-inches in diameter, on property at 532 W. Campbell Avenue in a P-D
(Planned Development) Zoning District (see map on reverse). The applicant is
requesting to pay the in-lieu fee of $350.00 to the City to replace this treein that limited
space is available on site to accommodate a new tree.
The Community Development will be rendering a decision after 10 calendar days from
the date of this notice, on Mondav. December 27. 2004. Questions or comments
