Dear Mr. Altieri:
Thank you for your submittal of a preliminary application for the addition and remodel to your
existing single-family home located at 218 Hardy Avenue. The subject property is presently
zoned R-I-6 (Single-Family Residential) and is designated as Low Density Residential (less than
6 units per gross acre) on the City's General Plan Land Use Map.
The proposed addition and remodel will require the approval of a Building Permit. The Planning
Division will review the building permit plan submittal for compliance with all applicable zoning
requirements.
The Planning Division completed the review of your preliminary application and has the
following comments regarding your proposal:
1. Site Plan: Please provide a complete project summary table on the plans that has a line item
for the existing and proposed square footage of the structure and a lot coverage calculation.
The maximum lot coverage in the R-I-6 Zoning District is 40%.
2. Setbacks: The minimum side-yard setback for the R-I-6 Zoning District is 5' -0" or half the
height of the adjacent building wall, which ever is greater. Please provide a minimum 5' -0"
setback for the proposed garage.
3. Fences: Any existing or proposed fences on site will need to meet the mInImUm
requirements as part of this project. Please see the enclosed Fence Regulations for height and
location requirements and indicate on the building permit plans the height and location of all
fencing.
4. Utilities: The building permit plans should depict the existing and/or proposed on-site
utilities and utility panel on the site plan. If you have overhead utilities and are proposing to
relocate the utility panel, the utilities will be required to be undergrounded on the site as part
of this project.

5. Accessory Building: Various City of Campbell Building Permits were provided to the
Planning Division with your application. The building permits do not provide verification
that the detached game room was constructed with permits. Please provide documentation to
prove the legality of the structure. Staff recommends that you contact the Santa Clara
County Building Inspection office at (408) 299-5700 to see if they have any building permits
on file before 1952 when the City of Campbell was incorporated. You will be required to
remove or bring the game room into conformance if no documentation is provided.
Verification of approval will be required when a building permit is submitted.
If it is determined, after your research, that the detached game room was legally constructed,
it may remain in the existing location with a side-yard setback of 2' -0". However, you will
need to provide a minimum setback of 5' -0" from the game room to the main house. (I have
enclosed CMC Section 21.08 for you to review) If you intend to attach the game room and
house, you will need to provide a side-yard setback of 5' -0".
