Current Planning Gary and Colette Wurfer 824 Inwood Drive Campbell, CA 95008 Re: BLD 2001-113 Santa Clara Valley Water District Pennit No. 01226 Addition to 824 Inwood Drive Dear Mr. and Mrs. Wurfer: The Planning Division has been notified that the scope of your addition has been expanded to include the demolition of nearly all of your existing walls and sub-floors. You are essentially building a new house instead of an addition to the existing residence. This additional construction was not authorized by Campbell Building Pennit No. BLD 2001-113. The approved building permit plans include a 395 square foot addition of living space to the first floor, a 46 square foot addition to the existing garage, and a 695 square foot addition of a second story. The building pennit plans, including the floor plans and elevations of your proposed addition, received Site and Architectural review approval by the Community Development Director. Any changes to theses plans, including the additional work that is underway, must be approved by the Community Development Director and must meet the design guidelines of the San Tomas Area Neighborhood Plan. If they do not meet the design guidelines, changes to your unauthorized work may be required. You will also need to notify the Santa Clara Valley Water District of the changes to your plans since you received a construction pennit trom the District based on the building pennit plans that were approved for the project. You are currently in violation of the construction pennit issued by the District. Your plans have been approved with the following conditions since the residence is located within the San Tomas Area Neighborhood and is subject to the design requirements of the San Tomas Area Neighborhood Plan. These conditions include: 1. Exterior materials and color of addition must be consistent throughout the residence; 2. New windows must match the style, material, and color ofthe original windows or the original windows must be replaced to match the ones used on the addition; and 3. New window trim must match the style, material, and color of the original trim (or the original trim must be replaced to match the new trim). The plans were reviewed by the Planning Division per the requirements of the San Tomas Area Neighborhood Plan (STANP). Floor Area Ratio The Floor Area Ratio (FAR) for your proposed addition is just under 0.45, the maximum F.A.R allowed in the R-1-6 Zoning District. Setbacks The proposed addition does not meet the required setback. The entrance to the garage must be 25 feet from the public street right-of-way (22 feet is proposed). Design Additions to existing homes in the San Tomas Area are required to incorporate representative architectural features of the homes in the area, such as shape, fonn, roof pitch, and materials. While most of your proposed addition meets the design requirements, the roofline, especially the portion that extends from the peak of the roof down to the front and south side of the house over the living room, does not meet the requirements. It is not an architectural feature historically found in the area. The amount of wall and roof plane articulation is not similar to adjacent homes. Furthermore, the roofline of the addition is not consistent with the original home nor is it visually compatible with the adjacent home designs. You should add an architectural feature that breaks up the roof space and is similar to existing architectural features in the area. The proposed balcony is not an architectural feature commonly found in the area. It does not appear visible on the front elevation, which appears erroneous. 70 North First Street. You should also detail the proposed materials on the plans. Visually light roof materials (composition, shingles) are required in the STANP. 824 Inwood Drive Please revise your plans to meet these requirements.
