Pre-Application - 2002August 9, 2002 Joseph and Maria Vu 780 Jeffrey Avenue Campbell, CA 95008 Re: Preliminary Application Comments - PRE 2002-18- 780 Jeffrey Avenue Dear Property Owner: The Planning Division has reviewed your preliminary plan submittal for two single-family additions at 780 Jeffrey Avenue. Below, please find comments from the Planning Division. Since the site is located in the San Tomas Area Neighborhood, the plans were reviewed by the Planning Division per the requirements of the San Tomas Area Neighborhood Plan (ST ANP). The policies of the Plan are intended to preserve the unique qualities of the San Tomas Area Neighborhood. New development is required to respect and enhance the best aspects of the area. Development Standards The proposed residence appears to meet the side, rear, and front yard setback requirements. The residence does not exceed the maximum Floor Area Ratio of 0.45 and Building Coverage of 40%. DesieD Residential additions in the San Tomas Area are required to incorporate representative architectural features of the homes in the area, such as shape, form, roof pitch, and materials. Staff has determined that your proposed residence requires some design modifications in order to comply with the design guidelines of the ST ANP. Entry Tall two story entries are not encouraged in the guidelines of the ST ANP. Please revised the entry design to provide a more subdued entry. Roof Design The front elevation of the residence shows a series and variety of roof forms that do not provide a design that is compatible with the surrounding neighborhood. Simple rooflines, such as gabled or hipped roofs, are the most common roof forms found in the San Tomas Neighborhood. Staff recommends that the complex roof-lines be simplified to meet this design requirement. Additionally, a variety of roof slopes have been presented that create an irregular and inconsistent roof shape.
