Dear Property Owners:
Thank you for your submittal of your preliminary plans for a residential addition on the referenced
property. Your proposed plans have been reviewed in light of the zoning ordinance development
standards required for your property. Based upon this review. a substandard setback is shown for the
garage that faces McBain A venue. A 25 foot setback from the street property line is required where a
16 foot setback is shown.
A variance to this setback would not be supported by the Planning Division. Your lot does not present
a unique situation in terms of its shape or topographic features to support a variance. Additionally, the
need for the variance is caused by the selected design and consequently is self imposed. A reasonable
use of the property may be achieved without the granting of a variance.
Other issues that need to be addressed with your building department submittal are the disclosure of
any tree removals if any with the proposed addition and undergrounding of new utility services.
