Dear Mr. Derner,
Thank you for your pre-application submittal for a residential addition to the existing house on property located at
1181 Virginia Avenue.
In conjunction with this proposal, the Public Works Department has recommended that additional right-of-way be
dedicated for street purposes along the Hacienda and Virginia A venue frontages. This request would result in a
change in the property line location. Consequently, the building setback line proposed for the addition is
insufficient.
A residence on a corner lot is required to maintain a building setback line of twelve feet from the street property line
on the side yard and a fifteen foot setback for a front yard. Your plan depicts a five foot setback to the future
Hacienda Avenue frontage and a 10 foot setback to the future Virginia Avenue frontage.
A copy of the your plan with a highlighted area for possible addition is enclosed. Additionally, a copy of the
recommended conditions of the Public Works Department is enclosed.

PUBLIC WORKS DEPARTMENT PRELIMINARY CONDITIONS OF APPROVAL
1.
Preliminary Title Report: Prior to issuance of any building permits for the site, the
applicant shall provide a current preliminary title report and grant deed.
2.
Right-of- Way for Public Street Purposes: Prior to issuance of any building permits for the
site, the applicant shall cause additional Right-of-Way to be granted for Public Street
Purposes along the Virginia A venue and Hacienda A venue frontages to the existing fence
lines. The applicant shall cause all documents to be prepared by a registered civil
engineer/land surveyor, as necessary, for the City's review and recordation.
3.
Site Plan: Upon submittal of a formal application, the developer shall provide a complete
and accurate Site Plan in accordance with the Planning Division's checklist.
