Latimer Avenue Dear Wanda: Please be advised that the Community Development Director, with the concurrence of the City Engineer, has reviewed your request to permit overhead services in lieu of the requirement to underground the utilities in conjunction with the remodel and addition of the commercial building on the above-referenced property, Pursuant to Campbell Municipal Code section 20,36.150, this request has been granted because the cost of placing utilities underground in relationship to the overall cost of the construction project is excessive. We are requesting a waiver of requirements to bring all utilities underground for the following reasons: 1. No changes in utility use is needed for the small increase in the building footprint we are making. The current utilities are more than sufficient for the proposed changes to be made. 2. The cost of bringing all utilities underground represents a fourth of the cost of our project. As a Non-Profit organization we do not have the funds to do this, putting the building project in jeopardy. 3. As the utilities in the area are now primarily above ground, we are currently compatible with the neighborhood. 4. Latimer Ave. SCOPE OF WORK: The proposed project at Casa di Mir Montessori Elementary School at the above address consists of enclosing and existing loading dock of approximately 748 sf and slightly expanding this area by 336 sf (total approximately 1104 sf) for use as additional classroom space. The existing school is ready for expansion within the quota established by the Conditional Use Permit in 1999 and existing staff will be sufficient to staff the propcsed new classroom. No change in parking is proposed. Additionally, this new classroom will include a new children's restroom, reconfigured entry porch/foyer and drinking fountains. Inside the building, modifications to existing room walls is proposed to create additional office/copy areas at the rear of the multipurpose room and next to the front office at the street entrance. Lastly, a new hallway/alcove is configured at the rear of the multipurpose room which will provide circulation and exiting, and will have document storage above the ceiling accessible by attic ladder. With regard to neighborhood impact, it is anticipated there may be approximately 15 additional vehicles per day to serve an increase of approximately 20 new students. There will be no change in the nature of use as an elementary school, no change in hours of operation and no change in the nature of the outdoor uses. This project should be approved because is brings increased high-level educational opportunities to Campbell and contributes to the positive impression given by the City of Campbell to citizens and patrons.
