Section 9316.1 of the Campbell Municipal Code reads as follows:
Any approval granted under this section shall expire one Ilundred eighty
(180) days after the date upon which such approval was granted, unless
an extension for such approval is obtained by making written application
for same to the Planning Commission at least fifteen (15) days prior to
the expiration date of such approval.
No building permit shall be issued after the expiration date of any
approval until a new approval has been obtained in the manner provided
for in this chapter.

As the driveway and parking on the westerly property line is over
a 30' easement, it is recommended that no building permit be
issued until the owner has presented a letter from the San Jose
Water Works stating that the parking area within this right-of-
way can be paved for parking purposes and that a fence can be
constructed at the rear of the property line on the right-of-way.
The applicant is notified that as a part of this approval, he is re-
quired to meet the following additional conditions in accordance with
Ordinances of the City of Campbell.

Driveway on east property line to comply with requirement of
Section 93l9.B.2., for either a 12' one-way drive or a 20'
two-way drive and driveway must conform to Council Resolution
(The applicant has indicated that it may be possible to enter
into an agreement with the property owner to the east to pro-
vide a 20' joint easement for access to both properties by
using 10' of his property and 10' of the other property.
Tí1e applicant shall provide the proposed joint easement prior to
issuance of any building permit.

Parking and driveway area to be paved in accordance with Section
9319 of the Campbell Municipal Code.
Storm Drain Fee in the amount of $210.00.
Excavation permit to be obtained for driveway construction.
Construction of underground facilities as required by Section
9110.6 of the Campbell Municipal Code.
The applicant is also notified that he shall comply with all other
applicable Codes or Ordinances of the City of Campbell which pertain
to this development and are not herein specified.
