Swenson Company, for approval of plans to construct a third-
floor addition to an office bui Iding located on property
known as 700 West Hamilton Avenue in a C-2-S (General
Commercic::¡l) Zoning Oi.strict. (See map attached).

The applicant is proposing to construct a 18,800 square foot, third-story addition
to the office building presently occupied by the Service Bureau Corpo~tion,

The Planlling Commission previously approved a parking ratio of 1/250 for this use
(liS" 73-J2). Staff is of the opinion that there is not enough pJrking at the present
time with the original ratio of 1/250. A parking rç,tio of approximately 1/225 \.;ould
be more in keeping with current Commission approvals of office buildings.
The Architectural Advisor is of the opinion that the proposed addition is in
keeping with the character of the existing building and is architecturally a goorl
clean design. However, the site layout is awkward with an unimproved ~rea 361X~O71
remaining along the westerly property line.
Staff has \^lorked out sonle alternative parking designs that would eliminate the
unimproved strip, provide more parking and allow for a landscape buffer between
the parking area and the surplus on Gale Drive, These alternatives wi 11 be dis-
cussed ill the Site Revievl Meeting.

The applicant is notified as part of this application that he is required to
meet the following conditions in accordance with Ordinances of the City of Campbell.

All pa~king and driveway areas to be developed in compliance with
Section 21.50 of the Campbell Municipal Code. All parking spaces to be
provided with appropriate concrete curbs or bumper guards.

Underground uti lities to be provided as required by Section 20.16.070 of the
Campbell Municipal Code,

Plans submitted to the bui lding department for plan check shall indicate
clearly the location of all connections for underground uti I ities including
water, sewe~, electric, te1ephone and television cables, etc.

Sign appl ication to be submitted in accordance with provisions of the sign
ordinance for all signs. No sign to be installed until appl ¡cation is approved
and permit issued by the Bui Iding Department.

Ordinance No. 782 of the Campbell Municipal Code stipulates that any contract
for the collection and disposal of refuse, garbage, wet garbage and rubbish
produced within the I imits of the City of Campbell shall be made with Green
Valley Disposal Company. This requirement.applies to all single family
dwellings, multiple apartment units, to all commercial, business, industrial,
manufacturing, and construction establishments,
