BEING A RESOLUTION ACCEPTING TRACT
NO. 6128 AND IMPROVEMENTS THEREON
WHEREAS, the City Council has been advised by the City Engineer
that all improvements in Tract No. 6128 have been completed in ac-
cordance with Excavation Permit No. 77-125, concerning said Tract;
and,
WHEREAS, the City Engineer recommends acceptance of the Tract
and improvements;
NOW, THEREFORE, BE IT RESOLVED by the City Council that Tract
No. 6128, together with all improvements thereon, be and the same
are hereby accepted and that the City Engineer is hereby ordered
to record a Notice of Completion of said improvements.

BEING AN ORDINANCE OF THE CITY COUNCIL OF THE 5 u ~ J. '
CITY OF CAMPBELL ADOPTING PLANS, ELEVATIONS AND
DEVELOP~1ENT SCHEDULE FOR THE PLANNED DEVELOPMENT
ZONE ESTABLISHED BY ORDINANCE NO.1 079 OF THE
CITY OF CAMPBELL.
(Application of Mr. Ira Kirkorian).
The City Council of the City of Campbell does ordain as follows:
SECTION ONE; That the Zuning Map of the City of Campbell is hereby
changed and amended by adopting the attached "Exhibit A" entitled "Plans
and Elevations,., "Exhibit B" entitled "Development Schedule," and "Exhibit e"
entitled "t~ap of said Property," as per application of Mr. Ira Kil~korian
for approval of plans, elevations, and development schedule to allow
construction of 24 single family homes on property known as 1545 Bucknall
Road in a Planned Development Zoning District. Copies of said exhibits
are on file in the office of the Planning Department.
Said approval subject to the following conditions:
A. Property to be fenced and landscaped as indicated and as added
in II red II on plans.
B. Landscape plan indicating type of plant materials, location of
hose bibs, or sprinkler system and type of fencing to be submitted for
approval of the Planning Director at time of application for building permit.
C. Landscaping shall be maintained in accordance with the approved
landscape plan.
D. Faithful performance bond in the amount of $3,000 to be posted
LV insure landscaping, fencing, and striping of parking area within three
(3) months of completion of construction, or applicant may file written
agreement to complete landscaping, fencing and striping of parking area
prior to final Building Department clearance.
E. All parking and driveway areas to be developed in compliance
w~th Section 21.50 of the Campbell Municipal Code. All parkinq spaces
to be provided with appropriate concrete curbs or bumper guards.
F. Underground utilities to be provided as required by Section
20.16.070 of the Campbell Municipal Code.
G. Plans submitted to the Building Department for plan check shall
indicate clearly the location of all connections for undel'ground util ities
including water, sewer, electric, telephone and television cables, etc.

H. Sign application to be submitted in accordance with provlslons
of the sign ordinance for all signs. No sign to be installed until
application is approved and permit issued by the Building Department.
I. Ordinance No. 782 of the Campbell Municipal Code stipulates
that any contract for the collection and disposal of refuse, garbage,
wet garbage and rubbish produced within the limits of the City of
Campbell shall be made with Green Valley Disposal Company. This require-
ment applies to all single family dwellings, multiple apartment units, to
all commercial, business, industrial, manufacturing, and construction
establishments.
J. Trash container(s) of a size and quantity necessary to serve
the development shall be located in areas approved by the Fire Department.
Unless otherwise noted, enclosure(s) shall consist of a concrete floor
surrounded by a solid wallar fence and have self-closing doors of a
size specified by the Fire Department. All enclosures to be constructed
at grade level.
K. Applicant shall meet state requirements for the handicapped.
PUBLIC WORKS DEPARTMENT
L. Complete the necessary procedures for a subdivision.
(
M. Pay storm drainage area fee of $4,080 ($170.00 per lot).
N. Submit a grading and drainage plan for approval of the Director
of Public Works.
O. Obtain an excavation permit for all work within the street right-
of-Way.
FIRE DEPARTMENT
P. On-street parking to be approved by the Fire Depart~ent.
Q. The fire engines need a 66 foot diameter circle to make a 180 degree
turn. The bulb at the end of the private drive is 40 feet wide. The
bulb must be widened to accommodate the turning radius or a hard surface
access road be provided to the driveway behind the Br~ntwood Market.
R. Provide one new street type private fire hydrant between parcels
17 and 18.
The applicant is notified that he shall comply with all applicable
Codes or Ordinances of the City of Campbell which pertain to this development
and are not herein specified.
