Dear Mr. Hedley,
In response to your request of this date be advised of the following:
The referenced property is zoned P-D (Planned Development) and is shown as a Commercial Designation
on Campbell's General Plan. The setbacks in a Planned Development zone are established by the approval
of a Planned Development Permit and adoption of a city ordinance.
This motel was approved under a site and architectural approval application in 1973 (S73-40). Plans in the
building department have the same setbacks as depicted on your surveyor's plot plan and are consistent
with that approval.
A general commercial zone does not require a building setback in the front or side yard except as
determined by the Planning Commission in its site and architectural approval process. Consequently, the
existing motel is consider consistent with the zoning.

Dear Mr. Haley,
In reference to our telephone conversation of January 5, 2001 about a building setback
issue involving the above referenced facility, please find attached a copy of a portion of a
survey for the facility showing the building location. Zoning for the property is reported
to be Planned Development (General Commercial). The surveyor has indicated the
building setback lines are subject to plot plan review. Considering the property is akeady
developed, you indicated the front and back setback lines would be z~o feet.
The property is currently involved in a financial transaction and the lender has requested
we obtain a letter from the City of Campbell verifying the building setbacks. Could you
please r~,iew the attached map and fax a letter on the matter to me at 9?2-726-4031.
