Dear Mr. Heath,
The Community Development Director has approved your application for a Tree Removal Permit (PLN
2000-173) to remove the box elder tree located on property at 156 N. Central Ave.
It is recommended that the tree be removed by persons who are experienced and bonded for the removal
of trees and that the stumps be ground out and the roots removed so there will not be re-growth of the
tree.
The Tree Removal Permit has been approved based upon the City's determination that the tree is growing
very close to adjacent property and is adversely impacting the neighbor's building, pavement, and carport
structure. The tree is growing through the fence separating two properties and the root system is
uplifting the paved area of the neighboring property. Staff has determined that the situation cannot be
reasonably remedied by means other than removal.
Because there is limited space on the property to plant a sizeable replacement tree, you have paid an in-
lieu fee of $350 that will cover the cost of purchasing, delivery, and installation of a 24-inch box tree to
be planted on property elsewhere in the City of Campbell.
This approval was final after the ten (10) day appeal period, which ended Friday, January 26, 2001 at
5:00 p.m.

NOTICE OF TREE REMOVAL
Notice is hereby given that the Community Development Director of the City of Campbell has
conditionally approved an application for a Tree Removal Permit (PLN 2000-173) to remove one Box
Elder tree on property located at 156 iN. Central Avenue in a P-D (Planned Development) Zoning District
(see map on reverse).
Reason for Granting Tree Removal
The Tree Removal Permit has been approved based upon the City's determination that the tree is growing
very close to adjacent property and is adversely impacting the neighbor's building, pavement, and carport
structure. The tree is growing through the fence separating the two properties and the root system is
uplifting the paved area of the neighboring property. Staff has determined that the situation cannot be
reasonably remedied by means other than removal.
Conditions of Approval for Tree Removal
Because there is limited space on the property to plant a sizeable replacement tree, the applicant is
required to pay an in-lieu fee of $350 (if no appeals are filed) that will cover the cost of purchasing,
delivery, and installation of a 24-inch box tree to be planted on property elsewhere in the City of
Campbell.
The in-lieu fee has been paid.
This approval is final in ten (10) days unless an appeal is received in writing at the City Clerk's Office, 70

Dear Mr. Heath,
The Planning Division has received your application for a permit to remove the Box Elder tree at 156 N. Central Avenue
in Campbell. We have reviewed the application, but will need more information before making a decision.
On the site plan you submitted, please show the location, size, and species of tree to be replanted the place of the Box
Elder, as required by the City's Tree Replacement Requirements. For the Box Elder that is proposed to be removed, one
24-inch box tree will need to be replanted somewhere on the property, according to the requirements outlined below:
Replanting Plan. A replanting plan shall be made a requirement of the tree removal permit, and is subject to
approval by the approval authority prior to issuance of the tree removal permit unless an in-lieu fee pursuant to
Section 21.56.110 is approved by the approval authority. The replanting plan shall be subject to the following:
a. The replanting plan shall include a site plan of the subject Property with the location and species of the
proposed replacement trees.
b. All replacement trees required by the approved replanting plan shall be obtained and planted at the expense of
the applicant.
c. If the tree removal request was filed in conjunction with a development application, pursuant to Section
21.56.090, all replacement trees shall be installed prior to the issuance of a certificate of occupancy for the
development.
d If the tree removal request was notfiled in conjunction with a development application all replacement trees
shall be installed within thirty days from the date the tree removal permit is issued
e. City staff shall be permitted to enter the property to verify the installation of the replacement trees.
In order to assist you in finding appropriate replacement trees, please find enclosed a copy of the City's Water Efficient
Landscape Guidelines.
