Dear Ms. Belanger,
Thank you for your interest in the City of Campbell. I am writing to respond to your letter about
operating a printing facility from property located at 60 Dillon Avenue. This property is located in the
South of Campbell Avenue Area and uses in this district are governed by this SOCA plan. The area
allows for a mix of residential, industrial and commercial uses. I have enclosed a copy of the plan for
your reference. Zoning Ordinance provisions regulating industrial uses of the property are found in
Section 21.32 of the Municipal Code regulating Light Industrial Uses.
Section 21.32.040 of the Zoning Ordinance prohibits the following in the M1 District:
Any use which is obnoxious or offensive or creates a nuisance to the area by reason of
the emission of dust, fumes, glare, heat liquids, noise, odor, smoke, steam, vibrations, or
similar disturbances, unless a use permit is secured as prescribed in Chapter 21.72,
Conditional Uses. Give the fact that residential uses are also permitted under the SOCA
plan, it may be difficult to obtain the use permit if any of the above create off-site
impacts.
Without knowing the nature of your business and what materials you use, it is impossible to determine if
there would be an issue with meeting the above criteria, and therefore I cannot determine if it would be
allowed.
I am enclosing a copy of the SOCA plan and Section 21.32 of the Zoning Ordinance for your reference.

We have made an offer on the industrial building located at 60 Dillon Avenue
APN 412-09-026. It is our intent to lease this building to a tenant for the purpose of
printing plastic labels and printing graphics on sheet metal parts. The tenant intends to
have 8-10 employees working in this building.
We respectfully request permission to use this building for the purpose stated above,
and request that you advise us of any restrictions that may apply to the intended use.
