The property complies with all applicable local land use and zoning ordinances as
approved in Modification (M 99-06) of the Campbell Planning Department and
Resolution No. 9570 of the Campbell City Council, attached.
In addition to the regulations contained in the Campbell Zoning Ordinance, the
project is consistent with the South of Campbell Avenue Area Plan.
The project is located in the Campbell Redevelopment Plan Area as provided for by
Section 33000 et seq. of the California Health and Safety Code. A copy of the
Project Area map is attached.

Dear Committee Members:
Haig Precision has had its home in the City of Campbell since they were founded in
1960. Our City has benefited from their company being here. They are a family-owned
and operated firm that shows interest in the well being of our community. They have
provided steady employment for many, and have always been conscientious business
citizens.
The Campbell City Council recently approved this current improvement project. Haig
Precision is investing a great deal of time and money in an effort to enhance their
properties. This is especially valuable because their work is greatly improving the
appearance and value of some older buildings in our South of Campbell Avenue (SOCA)
area. They have been very cooperative in working with our Planners to incorporate
demands that were made of them for appearance, architectural detail, safety, noise, and
many other details. The result will be a manufacturing complex that is attractive and
efficient, with greatly reduced impact on their residential neighbors.
The City of Campbell believes that both Haig Precision and its project are making
positive contributions to our community.

This letter is being presented as a request for issuance of an occupancy permit for the
facility located at 186 Dillon Avenue in Campbell. Outlined below are the most recent
improvements to the Dillon building as well as a completion timeline for further
provisions.
The following items have been completed in accordance with the Conditions of
Approval dated July 27, 1999.
· Renovation of Dillon building to reflect approved prints.
· Landscaping plans submitted and approved.
· Sound wall completed separating the Dillon driveway from neighboring residences.
· New concrete driveway allowing for Fire Department access from Dillon to Gilman
sites complete.
· Nitrogen tank with fenced enclosure has been completed.
· Bathrooms including ADA approved constructed in Dillon building completed.
· Facade wing walls for both Dillon and Gilman sites are under construction due to be
completed within the week.
· Parking area in front of Gilman area has been removed and being prepared for
landscaping.
Projected completion time for the following items (weather permitting)
· Landscaping for both Gilman and Dillon sites: March 2000.
· Exterior awnings for both Dillon and Gilman building: February 2000.
· Painting of both Gilman and Dillon buildings (to match Sam Cava building color
scheme): February, 2000.
· Painting of Nitrogen tank to match building exterior: February 2000.
· Movement of selected machinery to 186 Dillon building: March 2000.
We at Haig Precision have worked extremely hard in order to show the City as well as
the Community that we are serious about our commitments. We respectfully request the

SUBJECT: Haig Prec. ision Mfg. Corp.
After the August 3, 1999 Council Meeting, I met with Daniel Sarkisian,
President of Haig Precision Mfg. Corp., regarding the recent complaints made
by residents in the area over the operation of Haig Precision. In summary, the
complaints revolved around noise and traffic in and around the business.
Based on my conversation with Mr. Sarkisian and his staff, I recommended the
following items that may assist in reducing the number of complaints the
company is receiving:
Assign an employee to monitor traffic flow on the roadway between
the businesses to insure adequate parking for the residents and to
keep the roadway clear to through traffic.
Provide the residents near the business with the ability to document
and immediately report any complaints to the business.
· Meet frequently (daily/weekly) with the residents to insure their
issues are being addressed.
· Communicate clearly with the City with regard to the efforts the
company is making to minimize noise and traffic problems.
Mr. Sarkisian raised two traffic concerns he had in the area. The first was the
intersection of Sam Cava and Gilman. He believes that the intersection is too
tight for trucks and vehicle traffic and would like a Traffic Engineer to review
the possibility of restructuring the parking on one side of the roadway, which
would allow large vehicles to easily negotiate the turn.

Second, he related a frequent problem with vehicles going westbound Campbell
Avenue to southbound on Gilman that make an immediate U-turn at the
intersection to go eastbound on Campbell Avenue. I will pass this complaint on
to Traffic Enforcement Services for monitoring.
The Police Department will continue to monitor traffic compliance in the area
and will respond appropriately. I am also recommending that a Traffic
Engineer meet with Mr. Sarkisian to discuss the concern he raised at the
intersection of Gilman and Sam Cava.

allow the existing Gilman Building Machine Shop to have a second floor (mezzanine)
and storage, subject to a conditional parking adjustment, and to allow the Dillon
Building to be used as a machine shop with a 16-foot tall exterior liquid nitrogen tank,
subject to the attached Conditions of Approval. A certified copy of this Resolution is
enclosed for your records.

BEING A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CAMPBELL APPROVING A MODIFICATION (M 99-06) TO A
PREVIOUSLY-APPROVED CONDITIONAL USE PERMIT AND
PLANNED DEVELOPMENT PERMIT ON PROPERTIES LOCATED
AT 186 GILMAN AVENUE AND 186 DILLON AVENUE IN A PD
(PLANNED DEVELOPMENT) ZONING DISTRICT, TO ALLOW
THE EXISTING GILMAN BUILDING MACHINE SHOP TO HAVE A
SECOND FLOOR (MEZZANINE) OFFICE AND STORAGE,
SUBJECT TO A CONDITIONAL PARKING ADJUSTMENT, AND
TO ALLOW THE DILLON BUILDING TO BE USED AS A
MACHINE SHOP WITH A 16-FOOT TALL EXTERIOR LIQUiD

After notification and public hearing, as specified by law, and after presentation by the
Community Development Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the City Council finds as follows with respect
to application M 99-06:
1. The proposed project is located in a Commercial/Industrial/Residential General Plan land use
area, within the SOCA (South of Campbell Avenue) Area.
The Planning Commission finds that the proposal is consistent with the SOCA requirements
in that approval of a second floor in either of the two buildings, as indicated for use on the
proposed floor and site plans, will not affect the ability of the SOCA Area to be redeveloped.
3. The proposal is consistent with the requirements of the M-1 (Light Industrial ) District, which
govern industrial uses under SOCA.
The approval of parking based upon employee count, and subject to the covenant required to
be placed on the sites as condition of approval, will not have a detrimental impact upon the
surrounding uses.
The exterior building and landscaping changes proposed to the two sites will enhance the
appearance of the industrial area from both the public street and public park (creek trail) and
reduce parking conflicts between the residential and industrial sites.

The proposed project will be required to comply with all requirements established by the
Building Division and the Santa Clara County Fire District to ensure safe construction and
maintenance of the facilities.
Based upon the foregoing findings of fact, the City Council further finds and concludes that:
1. The proposed project is consistent and compatible with the General Plan and the City's
zoning ordinance.

2. The proposed project, as conditioned, will not change the existing use or traffic to the site and
will, therefore, be compatible and harmonious with uses in the surrounding area.
3. The proposed project, as conditioned, will result in a more desirable environment and use of
land.
The establishment, maintenance or operation of the use applied for will not be detrimental to
the health, safety, peace, morals, comfort, or general welfare of persons residing or working
in the neighborhood of such proposed use, or be detrimental or injurious to property and
improvements in the neighborhood or to the general welfare of the City.
Further, the applicant is notified as part of this application that they are required fo comply with
all applicable Codes and Ordinances of the City of Campbell and the State of California which
pertain to this application and are not herein specified. And, that this approval is granted subject
to the following Conditions of Approval.
Approved Project: Approval is granted for a Modification to a Conditional Use Permit for the
site located at 186 Gilman Avenue and to a Planned Development permit for the site at 186
Dillon Avenue. Project approval shall substantially comply with the layout presented by the
applicant with the application, except as modified by the Conditions of Approval herein.

Approval Expiration: This approval (M 99-06) or this project is valid for a period of one year
from the City Council approval. All conditions of approval specified herein must be
completed within one year from the date of approval, or as the timing as otherwise specified
herein, or the Modification shall be void. The one year timing shall include, but not be
limited to, the permits and construction of the Gilman building second floor mezzanine, and
revisions to building exteriors.(CDD)

Building Permits: Applicant shall obtain any permits deemed necessary by the Building
Official or the Uniform Building Code.
186 Dillon: Prior to the occupancy of the 186 Dillon Avenue building, permits shall have
been obtained and certificates of occupancy granted for all floors/mezzanines.
186 Gilman: Within 60 days of the occupancy of 186 Dillon Avenue, the applicant shall
obtain permits for the continuing modified use of the building at 186 Gilman Avenue.
All plans submitted for building permits shall be prepared and signed by a licensed
professional architect or engineer. The applicant shall contact the City Building Inspection
Division concerning any questions related to requirements for building permits. The plans
shall include the following:
A. Site plan showing the location of structures on the property with parking and site access
clearly described. Parking details shall also indicate locations and dimensions of disabled
parking stalls and associated path of travel from disabled parking to the entrance of the
building.
B. Floor plans of the proposed spaces, clearly describing rooms of space according to their
use and all doors, corridors and exitways throughout the building.

C. Structural drawings and details showing layout, materials and design of all proposed new
construction, and existing components of the space which were constructed without
benefit of permits and inspections.
D. Plans describing restroom locations and floor plans. These plans shall clearly describe
how restrooms comply with California Accessibility requirements.
E. Plans and details showing all structures not necessarily part of the building itself, but
proposed to be added to the structure for the benefit of the proposed use. (i.e. Retaining
wall next to creek, Nitrogen tower behind the Dillon building and tank behind the Gilman
building, storage sheds, vacuum racks, etc.). These plans shall describe how these
structures are constructed and designed to resist lateral load and relate to the safe conduct
of business in the proposed space.
F. Plans describing any types of manufacturing proposed in the spaces that may require
special ventilation, fire protection or noise or vibration attenuation associated with the
use.
G. The plans shall provide totals of existing floor areas and proposed new floor areas.
Designated uses shall also be defined according to Chapter 3, 1997, UBC occupancy
descriptions.(CDD)
Covenant: Prior to the granting of an occupancy permit for the 186 Dillon Avenue site for use
as a machine shop, the applicant shall record covenants, in a form acceptable to the City
Attorney, that provides full circulation and parking easements for the 186 Dillon Avenue and
186 Gilman Avenue properties.. The easements shall run with the land and may be
extinguished only upon verification by the Community Development director that each
building meets the minimum parking requirement and that the removal of the easements will
not adversely affect traffic circulation and parking in the area.(CDD)
Fire Department Turnaround: Prior to occupancy of the 186 Dillon Avenue site by the
machine shop, and approval of permits for the second floor of the 186 Gilman Avenue
building, the applicant shall record covenants describing the required firetmck turnaround on
each site, and that they be kept free and clear of parking, storage and any other impediments
to firetruck use. The tumarounds shall comply with Fire Department Standard Details and
Specifications A-1. If said turnaround is not provided on either site, then the applicant shall
provide a recorded vehicle access easement which will allow on-site circulation to and from
both parcels with complying widths and radiuses outlined in Standard A-1. (FD)
Fire flow: Any permit which adds a net square footage of 500 square feet or more above that
constructed under previously approved permits, shall cause a new fire flow assessment. Said
new fire flow would be 2,250 gallons per minute. (FD)
Automatic Fire Sprinkler System Required: Buildings requiring a fire flow in excess of
2,000 gallons per minute, or in excess of two stories or 35 feet in height, shall be equipped
throughout with an approved, automated fire sprinkler system, hydraulically designed per
National Fire Protection Association (NFPA) Standard #13. At the time of building permit
application, the architect shall reflect how the proposed "mezzanines" meet with the
definition of a mezzanine per the building code versus "story".(FD,CDD)

Hazardous Materials Management Plan: Prior to occupancy or installation of any storage
tanks regulated by the Santa Clara County Fire Department, the applicant shall submit a
hazardous materials management plan for the proposed nitrogen tank, or other proposed
tanks, and relocation of hazardous operations. (FD)
9. Painting of Nitrogen Tank: The Nitrogen tank and its cage shall be colored to blend in with
the color of the building next to it. (CDD)
10. Exterior Lighting: Site lighting, including on-building lighting, shall be shielded so as not
cause glare on adjacent residential properties. (CDD)
11. Noise Impact Study and Requirements:
A. Prior to the issuance of any building permits, or the moving of any machinery into the
186 Dillon Avenue building, the applicant shall present a report to the City prepared by a
licensed acoustical engineer which recommends building and operational conditions that
will mitigate any off-site noise generated by the uses on both the Gilman and Dillon sites.
The recommended mitigation measures shall be incorporated into the plans submitted for
building permits. The study shall be based upon best practices for the mitigation of
industrial uses so as to reduce noise and vibration to levels commonly found acceptable
in residential areas (e.g. 45 CNEL interior and 60 CNEL exterior). Standards shall
include an L~ of 80 dBA for daytime hours (7 a.m. - 10 p.m.) and 70 dBA for nighttime
hours (10 p.m. - 7 a.m.). This shall include the use of the site during nighttime hours.
Applicant shall be required to retain an acoustical engineering consultant to verify the
noise levels if complaints are received, at the request of the Community Development
Director.
B. The applicant shall install a minimum 7 foot tall sound attenuation barrier along the north
property line of the 186 Dillon site to attenuate noise that may impact the adjacent
residences, as recommended by the noise consultant (CDD)
C. After installation on the 186 Dillon Avenue building, and prior to the use of any of the
machinery by the business at that site, the applicant shall present a report by the licensed
acoustical engineer to the City indicating that the engineer has tested the machinery on
the two sites, and verified that it meet the above requirements.
D. Should the City receive complaints about noise or vibration from owners or resident of
adjacent properties, the Community Development Director shall verify the complaints
relative to the above standards, and require the applicant to remedy the situation in a
timely manner. Failure to remedy these could be cause to bring the permit back for
review by the Planning Commission.
E. The City Council or the Planning Commission may evaluate the noise standards
contained in the above at any time in response to complaints and adjust the acceptable
noise levels of this condition as deemed reasonable and applicable.(CDD)
12. Outside storage: No outside storage is permitted unless a plan for each storage area has been
submitted to and approved by the City to ensure it does not conflict with parking, circulation,
and firetruck turnaround and that said storage is adequately screened from public view from
the street, the Creek Trail and the freeway. No storage, even of a temporary nature, is
permitted in the public right-of-way. (CDD, FD)

13. Landscaping: Prior to approval of a building permit for either building, the applicant shall
submit a landscape and automatic irrigation plan to be reviewed and approved by the
Community Development Director and the Santa Clara Valley Water District incorporating
the following features:
A. Landscaping to screen the site from the Los Gatos Creek Trail and Route 17 freeway. The
trees selected to be planted shall have substantial canopies and shall provide rapid
screening of the Gilman and Dillon sites.
B. Landscaping of the area in front of the 186 Gilman Avenue building. This shall include
the removal of the parking spaces in front of the building. (CDD)
14. Landscape Installation Timing: Landscaping improvements shall be completed within 90
days of the date of approval by the City Council (by November 3, 1999), or the permit shall
become void. This shall include the submittal of plans, the planting of screening trees and
vines, and the installation of automatic irrigation system(s). (CDD)
15. Grading: Prior to any grading, including cut, fill, installation of retaining wall or the like, the
applicant shall submit an Engineered Grading and Drainage Plan and obtain a grading and
drainage permit from:
A. The Santa Clara Valley Water District, including compliance with Ordinance 83-2 and
subsequent amendments; and
B. The City of Campbell. The plans shall comply with the 1994 edition of the UBC
including Chapters 18 and 33 and Appendix 33. The plan shall show typical cross-
sections along the Los Gatos Creek. (PW, SCVWD)
16. Storm Drain Area Fee: Prior to the issuance of any grading or building permits for the sites,
the applicant shall pay the required Storm Drain Area fee which is $2,500 per acre, if not
previously paid. (PW)
17. Storm Water Pollution Prevention Measures: Prior to issuance of any grading or building
permits, the applicant shall comply with the National Pollution Discharge Elimination
System (NPDES) permitting requirements and the California Storm Water Best Management
Practices handbook prepared by the Storm Water Quality Task Force, Santa Clara Valley
Water District and the City of Campbell Municipal Code requiring Storm Water Pollution
Prevention.(PW)
18. Driveway Width: Per the Santa Clara County Fire Department and Campbell Zoning
Ordinance requirements, all two-way vehicle accessways shall provide a minimum 20 foot
width free and clear of all obstructions. This shall include the removal of the machinery in
the driveway at 186 Gilman Avenue, and any sheds, buildings storage, vehicles and the like.
The accessway shall be an all weather paved surface with a minimum vertical clearance of 13
feet 6 inches, minimum circulating turning radius of 36 feet outside and 23 feet inside, and a
maximum slope of 15%. Accessways shall conform with Fire Department Standard Details
and Specifications A-1. (FD, CDD)

19. Parking Covenant: The applicant shall record, or cause to be recorded, a covenant and deed
restriction running with the land, in a form acceptable to the City Attorney, obligating
existing and future property owners to limit the total number of persons (including owners
and management) who may be employed and present at any one time on the 186 Gilman and
186 Dillon properties combined to a maximum of 55 persons.(CDD)
20. Employee Limit Verification
The applicant shall sign an agreement in a form acceptable to the City Attorney which
provides for examination by the Community Development Director of all employee time
cards or other equivalent employee worktime verification. The purpose of this agreement is
to provide verification that no more than 55 persons are working at the same time on site
(both 186 Dillon and 186 Gilman combined), and that work hours have been staggered so
that at no time is the demand for 55 parking spaces being exceeded. This is in fulfillment of
Condition 19.(CDD)
21. Delivery_ Limits to Reduce Noise and Pollution Impacts on Residences: Deliveries and
pickups by trucks are limited to the daylight hours between 8:30 a.m. and 5:30 p.m. Monday
through Friday. All trucks are to have their engines turned off once they are stopped (not
moving). The applicant shall be responsible for informing all delivery companies and
personnel of this requirement, and shall take action immediately to enforce this requirement
if a complaint is received. (CDD)
22. Limits on Off-Site Vehicle Impacts
A. No forklifts are to be used off site, on public property or neighboring properties for the
purposes of loading or unloading vehicles. This shall include the public sidewalk and
street.
B. Delivery vehicles to 186 Gilman and 186 Dillon shall not load nor unload on public
property (including sidewalks and streets) nor otherwise park for any other purposes; all
such delivery activity shall bi confined within the borders of the 186 Gilman and 186
Dillon properties.
C. The entry driveway to the 186 Gilman Avenue property shall be signed to require all
deliveries to be made at the rear of the building, and not through the street-side door.
This shall include the parking of canteen/food-service vehicles, parcel deliveries (Fed-Ex,
UPS), etc. All companies doing business with Haig, and all Haig employees shall be
instructed to not park in the driveway by the side of the building, and the area shall be

This is the time and place for a public hearing to consider the application of Jason

Mayor Furtado declared the public hearing open and asked if anyone in the audience
wished to be heard.
Jason Valenta, 186 Gilman Avenue, Campbell, (Applicant), appeared before the City
Council and spoke in support of the project stating that he is aware of the neighbor's
concerns which he believes have been addressed.
Michele Murphy, 472 Sam Cava Lane, Campbell, appeared before the City Council
and expressed concerns including safety and noise issues.
Bill Perry, 150 Sondra Way, Campbell, appeared before the City Council and
expressed concerns regarding parking, safety and noise issues, and the lack of an
enforcement mechanism for noise violations.
Candy Barajas, 183 Dillon Avenue, Campbell, appeared before the City Council and
expressed concerns regarding safety, inadequate parking, and trucks backing in and
unloading.
Garland Woodhouse, 500 Sam Cava Lane, Campbell, appeared before the City Council
and expressed concerns regarding constant noise, litter, ah' pollution, vibration caused
by various machines, trucks and safety issues.

Jason Valenta, Applicant, appeared before the City Council and responded to some of
the concerns raised by the speakers.
There being no one else wishing to speak, Mayor Furtado closed the public hearing.
In the discussion that followed, City Councilmembers expressed concerns regarding
issues that were raised by the speakers including noise, safety issues, the idling of truck
engines while they unload, and inadequate parking. It was the consensus of the City
Council to add conditions of approval to address the issues as follows:
1. Noise standards shall include an L1 of 80 dBA for daytime hours (7 a.m. to 10
p.m.) and 70 dBA for nighttime hours (10 p.m. to 7 a.m.), with a caveat that failure
to remedy noise complaints could be cause to bring the permit back for review by
the Planning Commission.
2. Deliveries and pick ups are limited to the daylight hours between 8:30 a.m. and
5:30 p.m. Monday through Friday.
3. All trucks are to turn their engines off once they are stopped (not moving).
4. The applicant shall agree to allow City staff to examine time cards in order to verify
that no more than 55 persons are working at the same time on site, and that work
hours have been staggered so that at no time is the demand for 55 parking spaces
being exceeded.

TITLE
Application of Mr. Jason Valenta, on behalf of Haig Precision Mfg., for approval of a
Modification (M99-06) to a previously approved Conditional Use Permit and Planned
Development Permit to allow the expansion of a machine shop use for office and storage on
property located at 186 Gilman Avenue and use of a building as a machine shop on property
located at 186 Dillon Avenue.
RECOMMENDATION
The Planning Commission recommends that the City Council take the following action:
Adopt a Resolution incorporating the attached findings and conditions allowing the building at
186 Dillon Avenue to be used as a machine shop (with a 16-foot tall exterior liquid nitrogen
tank), and allowing a second floor office and storage merr~nlne in the building located at 186
Gilman Avenue.
ENVIRONMENTAL DETERMINATION
This item is categorically exempt under Section 15301 Class 1 (existing structures) of CEQA;
therefore, no environmental action is required.
BACKGROUND
· In 1961, a Conditional Use Permit was approved to allow the construction of a warehouse
building at 186 Dillon Avenue.
· In 1974, the City Council approved modification of the building at 186 Dillon Avenue and
limited the use to wholesale and warehousing.
· In 1974, in an action separate fi.om the Dillon site, a machine shop building was approved to
be constructed at 186 Gilman. The machine shop operates 24 hours a day.
· In 1996, Haig Precision constructed a new 5,100 square foot building st the comer of Sam
Cava and Railway.
· In November 1998, the staff received complaints about noise and vibration fi.om the machine
shop at 186 Gilman Avenue and tracks and overflow parking blocking adjacent properties.
· In June 1999, the applicant filed the Planned Developmem Permit application to expand the '
use into the building and site located at 186 Dillon Avenue shop and install a 16-foot high
liquid nitrogen tank. The applicant intends to purchase the building and feels the expansion
onto this site will alleviate the issues of noise, vibration, parking and loading. The applicant
also filed the Use Permit amendment seeking approval of a m~e area that had been
constructed in the building at 186 Gilman Avenue.
· On July 27, 1999, the Planning Commission recommended approval of the Planned
Development Permit to modify the allowed uses for the site located at 186 Dillon and
modification to the previously approved Use Permit for the site located at 186 Gilman to
approve use of the 3,600 square foot second floor mezzanine.

ANALYSIS
General Plan Consistency: The General Plan land use designation for the project site is
Commercial/Industrial/Residential under the South of Campbell Avenue Area (SOCA). The
continued industrial use of the property is consistent with the General Plan and SOCA plan
Zoning: The project site is located within a Planned Development (PD) zoning district. Under
the SOCA plan, industrial uses listed under the M-1-S (Light Industrial) zoning district are
permitted. The machine shop use is a permitted use under the M-1-S zoning ordinance; therefore,
upon approval of the Modification to the previously approved Use Permit and Planned
Development Permit, the project would be consistent with the zoning ordinance.
Use: Haig Precision is requesting approval of a Modification application to the previously-
approved Use Permit and Planned Development Permits to allow an expansion and use of the
building located at 186 Dillon Avenue as a machine shop. The building was previously approved
for warehouse uses only. In addition, the applicant is requesting approval to install a 16-foot high
liquid nitrogen tank on the Dillon property. The liquid nitrogen tank will be located at the rear of
the building surrounded on two sides by existing industrial buildings and on the other two sides by
an 8-foot tall cyclone fence. The tank will be approximately 120 feet from the nearest residence.
The Planning Commission found this location acceptable.
This application will allow the business to move the noisiest equipment, which creates the
vibrating and noise disturbances, fi'om the Gilman building into an enclosed area within the Dillon
building. The equipment will be located in enclosed rooms on separate concrete pads and
insulated with a gel-like substance to isolate vibration and minimize noise. The Planning
Commission included a condition that limits the noise levels and requires installation of a noise
wall separating the Dillon site from the five adjacent residential parcels.
The applicant is requesting that the second floor mezzanine installed at 186 Gilman Avenue be
legalized for office and storage area. The Gilman building was the subject of the noise and
vibration complaints. Also, several neighbors of the Cfilman site voiced their concerns at the
Planning Commission hearing about noise, vibration, parking and loading problems associated
with the Gilman operation. The applicant will relocate larger, noisier equipment to the Dillon site.
as stated above.
The applicant proposes to remove the fence separating the Dillon and Gilman sites and connect
the parking areas. The applicant has agreed to a condition restricting the number of employees on
both sites to a maximum of 55 persons to ensure the parking spaces provided on these sites can
accommodate the parking demand. The applicant also agreed to stagger the shit~ times to avoid
parking overlap. To address the street loading issues the applicant agreed to a condition that
prohibits on-street parking and/or unloading of trucks, and another condition limiting the hours of
deliveries from 7:00 AM to 7:00 PM.

Building Design: The applicant will be making exterior architectural changes to the two buildings
to match the existing new building he has developed on Sam Cava Lane. The modiflcations on
the existing building include wing walls in front of both buildings and installation of an awning and
repainting of the buildings to match the new building on Sam Cava Lane.
Landscaping: The sites are currently deficient in landscaping. In conjunction with this approval,
the applicant will be required to install additional landscaping on site, including the installation of
a landscape area in the fi.om of the building along Cfilman Avenue. Also, the applicant will instal
landscape screening trees along the property line adjacent to the Creek Trail and landscape the
rear of the building located on Dillon Avenue to accommodate an employee lunch area.
