Dear Applicant:
The Planning Division has reviewed your building plan permit (Bldg. 2001-319) for a residential
addition and new garage on the referenced property. Based upon a review of the Building
Department submittal and the R-l-10 zoning standards additional information is needed as well
as plan revisions are required:
The proposed addition incorporates both hip and gable roof designs. It is recommended
that a hip roof design be pursued along the north elevation. This recommendation will
result in a simpler more balanced roof design encouraged in the San Tomas
Neighborhood.
Please illustrate existing mature trees on the site over 12 inches in diameter to be retained
or removed. The San Tomas Neighborhood Plan requires the provision of seven trees for
a residential lot over 12,000 sq. fL Please illustrate additional trees
The proposed garage is in excessive of the 14' height limitation and does not meet the
setbacks for an accessory building. Additionally, it is recommended that a stucco wall
material be shown to match the main residence rather than the grooved plywood shown.
