Dear Mr. Sum,
Thank you for your preliminary application for a new single family residential unit at 347 Esther
Avenue. The plans were distributed to the City's Architectural Advisor, Public Works Department,
Building Division and County Fire Department. The department did not have any comments at this
time. Below, please find comments from the Planning Division.
Zoning
The project site is zoned R-l-16 (Single Family Residential).
Building Coverage and FAR
The proposed building meets the building coverage and floor area ratio requirements. Please check
the building site coverage calculation. Based on my calculations, it is 25.5%, not 25.3%.
Height
The proposed height meets the development restrictions.
Setbacks
The setbacks as shown on the plans you submitted meet the setback requirements of the R-l-6
zoning except that the chimney encroaches into the side setback. Although chimneys are allowed to
encroach 18 inches into the side yard setback, your plans reveal that the chimney extends two (2)
feet, or 24 inches, into the side yard setback. Please submit revised plans that meet the required side
yard setbacks and permitted encroachments.
Tree Protection
Any oak, cedar, redwood, or ash tree on the property that measures 12 inches or greater in diameter
or 38 inches or greater in circumference, measured four feet above the adjacent grade is protected

under the City's Tree Protection Regulations. A tree disclosure statement must be submitted With
the application for a building permit. If any trees are to be removed through the project, the
planning division may request minor modifications to the building size to protect the tree(s) and/or
replacement of the trees to be removed. Construction on property with protected trees must comply
with the City's standards for tree protection during construction.
