Re: Request for Roof Material Change - 151 N. First Street
Dear Matt:
Per our discussion this morning, please be advised that your request for changing the roof material at 151
N. First Street from the existing cedar shingle to a composition roof was not recommended for approval
by the Historic Preservation Board at a special meeting held in regards to this matter on April 14, 1999.
As I mentioned, the property is an historic landmark. Under the Historic Preservation Ordinance, any
material change which is not consistent with the architecture of the building requires a Historical
Development Permit. This process would take approximately two and a half months and would require a
review by the Historic Preservation Board and the Planning Commission.
The Board's recommendation was to replace the roof in kind with a wood shingle roof material. The
actual roof material must be submitted to the Planning Department for approval prior to re-roof'mg the
structure. Please speak to either Barbara Ryan or Sharon Fierro regarding this matter further.
In addition, a site inspection of the property indicated that the majority of the existing landscaping has
been removed. This means that the property is not in compliance with the Planned Development Permit
and Historic Landmark Designation associated with the property. Under the Landscape Ordinance,
landscaping must be maintained in kind at all times with the development approval. Therefore, it will be
necessary for the property owner to submit a landscaping plan indicating varieties of plant materials and
an irrigation plan for review and approval by the Community Development Director. This plan should be
submitted within 30 days.
