Dear Mr. Owens:
The Planning Division has reviewed the modified design for the freestanding sign on the above-
referenced property. The sign, as proposed, meets the City's sign ordinance guidelines and design
criteria·
In order to ensure the safe ingress and egress into the driveway at 275 Union Avenue, the sign must
be placed a minimum of 13 feet from both the curb and the driveway. I visited the site and it appears
as though the stake closest to the street is at that distance.

Mr. Owens,
Arnold Pierce requested that I send this fax to you which explains the City of Campbell's
Sign Ordinance as it applies to the sign your company is designing for The Commons
Apartments at 275 Union Avenue in Campbell.
Campbell Municipal Code Section 21.53
Multifamily Residential Developments
On-site signs which identify or convey rental information about multifamily or
group dwellings may be permitted on the premises, provided that:
a. The total display area for aH signs for any one development is no greater than
eighty square feet and no single sign shah have a display surface greater than
forty square feet.
b. The signs shah not move, nor be animated, nor have flashing or moving lights.
c. Any illumination shah be provided either by interior lights or reflectors
concealed in shrubbery or decorative structures. Such illumination shah not
cause any glare on surrounding streets or adjacent property. If attached, such
signs shah be parallel to the building wall to which it is attached and shah not
project above the roof line or extend beyond one foot of the wall. If freestanding,
such signs shall not project over public property nor be more than six feet high.
Definition
"Height" means the vertical distance from the adjacent finished grade to the
highest portion of the sign structure. Accentuated grades (such as planter boxes)
above natural grade levels immediately under or contiguous to a freestanding
sign shall be included in the calculation of height.
Signs which exceed the requirements of this chapter
The planning commission may authorize more signs, larger signs, higher signs or
temporary off-site directional signs, or longer time periods, when it determines
the following:
a. The use or uses for which the signs are to be erected would not be adequately
identifie& or
b. The site is unusually difficult to locate in comparison to similar uses without
exceeding the standards provided in this chapter; or
c. The use is of such size and is so located in reference to surrounding uses
and/or the traffic circulation system that a larger, higher or temporary off-site
directional sign, or longer time period would best serve the public welfare and
would be in keeping with the principles and purposes of this Chapter.
Although the ordinance clearly states that the sign can not be more than six feet in
height from the natural, non-accentuated (sidewalk-level) grade, we are willing to allow
this sign to be up to six feet in height from the grade of the hill. It is not a matter of
how tall the posts themselves are, or how deep they are in the ground, the concern
centers around how high the sign (in its entirety) is above ground. Even with this
allowance, the sign proposed for the development is above six feet.
Please find attached a copy of the submitted sign design. On the copy I have drawn
the 6-foot height line, and according to our sign ordinance, the sign could not extend
above this line. We would prefer to see the sign re-designed so that it fits within this
envelope instead of having to take this small matter to the Planning Commission, so
please consider how the sign can be redesigned to accomplish this.

Dear Mr. Wilson:
Please be advised that the Planning Division has reviewed your sign application (PLN2000-167) for
a freestanding sign on the above-referenced property. The City's Sign Ordinance states that signs for
multi-family residential projects shall be a maximum of six (6) feet in height, as measured from
finished grade. Please revise the design of your sign so that it is no taller than six feet tall when
measured from the downward slope (east) side.
Additionally, please ensure that the placement of the sign does not interfere with the ability to safely
enter and exit the driveway at 275 Union Avenue.
