As you are aware, Hacienda Business Park changed ownership on December 30, 2000. The Park is in the process of developing a new sign program. I believe you have spoken with our consultant, Tim Bennett of Bennett Signs regarding this project. We would like to request that you extend the time period for PRG Group so that they can conform with the new program and not the old program. PT, RE: Signage Program for 240 E. Hacienda Avenue, Campbell Dear Ms. Cockett: The purpose of this letter is to ask you to revise the signage program for the Hacienda Business Center. PGR recently had two signs installed on our building by Window Graphics Sign Company one in the front of our building above the main entrance and the other facing Winchester Boulevard. The Planning Division of the City of Campbell has brought to our attention the fact that these two signs do not conform with the sign progr .arn approved for the Hacienda Business Center. This signage program was put into effect back in May of 1987 and restricts the type and style of signage to be used by the business center tenants. The signs we chose were computer-cut dimensional letters to be installed flush to the building. The letters represent our company logo and are dark blue in color. These signs look very professional and fit into our signage budget, as opposed to what the signage program requires. Our office is a financial institution and we do have several clieflts visit here each week. It is imperative that our clients can locate our office with ease. By having our sign represent our company logo, our office is easy for our clients to locate. After speaking with you regarding this issue, it does sound like you are in the process of changing the signage program for the entire business center. I am very excited about this decision, as I know we are not the only building in this complex with a signage program issue. ! have attached a copy of the letter from the City of Campbell denying our sign application. Please take a moment to review the current signage program as well as our proposed signs. Currently we have replaced our signs with banners, which we can leave up for 120 days. Since the sign program only allows one wall sign per building on the wall facing Winchester Avenue, this sign would not be permitted. I have spoken with Christina Elliot at PGR about this on several occasions and she has expressed interest in modifying the sign program. In addition, a site visit revealed that Kaiser Foundation Health Plan, Inc. at 220 D East Hacienda Avenue installed a sign that was not approved by the Community Development Department. As a condition of approval for the Use Permit allowing for the operation of the outpatient medical clinic, sign permits must be obtained for all signs. The Kaiser wall sign meets all of the requirements of the sign program except the sign face is blue, not the required black. Kaiser has also expressed an interest in additional signing since a large number of visitors come to their building on a daily basis. The sign program currently approved for the Hacienda Business Center allows one wall-mounted sign on each of the buildings (C, D, and E) facing Winchester Avenue positioned in the center of the building wall and five monument signs at specific locations. The sign cabinet is required to be a rectangular black anodized aluminum frame with a black plexiglass sign face. The company logo and name must be provided in lighter colors. The goal of the sign program is to show the visiting public the tenants and locations, with continuity of sign style, color, and size throughout the site. Thus, any modification would require replacement/modification of all of the signs in the center if it is approved, and all the signs must be the same style and color. Please note that additional signing may only be approved if the site is unusually difficult to locate in comparison to similar businesses. I have recommended that both tenants work with Legacy to prepare a request for a modification to the sign program. The Kaiser building and other buildings at the Center also have awnings at their front entrances that include words and constitute signs. These are not permitted under the sign program. In addition, the bases of the signs were recently repainted and the color does not match the color of the buildings.
