Hacienda Ave. APN: 403 -16-55, 56 Dear Mr. Bowen: In response to your recent inquiry for zoning information and reconstruction policies of the referenced properties, please be advised of the following: Both properties are currently zoned R-l-10 (Single family residential) and are shown on the Land Use Element of the General Plan as Low Density Residential (less than 3.5 dwelling units per gross acre). Based upon a review of the current zoning and the general plan designation the maximum density for each lot would be as follows: 1. Parcel A 1302 W. Hacienda Avenue 403-16-56 27,800 square feet 2 dwelling units 2. Parcel B 1320 W. Hacienda Avenue 403-16-55 16,000 square feet 1 dwelling unit This analysis does not include the possibility of a secondary living unit on lots of record with a net site area greater than 12,000 square feet. Such units are permitted through a conditional use permit process. Based upon the information provided with your letter of request, it appears that each of the properties has a number of dwelling units in excess of that permitted by the current zoning regulations. Consequently, thes, uses and structures, if legally constructed, would be considered legal non -confomaing units and would be subject to the provisions of Chapter 21.66 which permits the continuance of the use, but prohibits the expansion or chaage of use. In the event of fire or other calamity existing non-conforming structures may be rebuilt to the extent that the a°st of restoration does not exceed seventy - five percent of the cost of construction of a comparable new buildiCg (as determined by the Building Official). I am currently in the process of purchasing the property which consists of four homes on lots. After a search of the county records we have discovered that several of the homes he permits issued through the county. The property at 1302 Hacienda Ave. consists of three built between 1962 and 1964 (permit #'s 62955, 02822,02823). Each home is approximal sq. ft. and exists on one lot of approximately 29,960 sq. fi. The property at 1320 Hacien& consists of a home of approximately 998 sq. ft. and guesthouse of approximately 360 sq. total lot size is approximately 15,681 sq. fi. The original home was built in 1948 and the guesthouse in 1964. The lender we are talking to is requesting a letter from the city regarding the ability to reb improvements in case they are destroyed. Please provide a letter regarding this matter at 5 earliest convenience. Thank you for your time and help.
