Zoning Letter - 2001 CITY oF CAMPBELL Community Development Department - Current Planning July 27, 2001 Elizabeth Perashas 382 Harrison Avenue Campbell, CA 95008 Re: 382 Harrison Avenue Dear Ms. Perashas: This purpose of this letter is to follow up on a conversation I had with you on July 17, 2001. You expressed a desire to continue to use the converted space as an artist studio once you have vacated the structure for living purposes. However, the property is zoned R-M (Multiple Family Residential) which prohibits a commercial use of any structure, such as an artist studio. The only allowed use of this structure would be as storage space incidental to the main living unit. Additionally the subject property is located within a development moratorium area which is being considered for a rezoning to R-1 (Single Family Residential). In the R-1 Zoning District only one living unit is allowed per parcel except for parcels greater than 12,000 square feet which could be eligible for a granny unit after approval of a use permit. If the area is re-zoned to R-I, the conversion of the structure to a second unit would not be allowed because the parcel is only 6,350 square feet. I apologize for not communicating this clearly when it was first discussed and I hope this clears up any misunderstanding regarding the future use of this structure once it is converted to non- habitable space.
