This plan calls for the replacement of the existing detached garage with a two story structure that would be attached ~o the principal residence. In that the existing garage is being removed you may not use.the existing structure's setbacks as a basis for the new garage and addition. Consequently, the new garage must be setback 25 feet from the street property line along Hedegard Avenue. The minimum sideyard setback for a structure along this frontage is 12 feet, however, a greater setback is required for a garage. Please revise your plans to address these setback requirements. Additionally, structural coverage is limited to 40 percent of your lot. The submitted floor plan depicts a recreation room that can easily be converted to an apartment unit. The Community Development Director will require the recordation of a deed restriction that advises property owners that the zoning of your property is R-l-6 and is restricted to a single living unit based upon its size.
