Ladies and Gentlemen:
In response to your request of April 23, 2003 for a zoning verification letter, please be advised of
the following:
The lot at 2105 South Bascom Avenue is currently split between two different zoning districts.
The westerly portion of the lot is presently zoned C-P-D (Condominium Planned Development)
and the eastern portion is presently zoned C-2-S (General Commercial with a Site and
Architectural Review Overlay). The C-2-S zoning district extends approximately 240 feet west
of the western property line abutting South Bascom Avenue.
On August 28, 1984, the City of Campbell Planning Commission approved Site and
Architectural Review Permit no. S 84-11 for the construction of a three-story office building on
the site. The office use is permitted in the C-2-S zoning district. The portion of the site currently
zoned C-P,D contains a parking structure. The Planning Commission Resolution approving the
office building is attached.

After due consideration of all evidence presented, the Com~ssion
did find as follows:
l~t the establishment, mintenance, and operation of the
proposed use ~ill not be detri~mtal to the health, sa£etT,
peace, m~ral s, comfort, o'r general welfare of persons ~-
siding or working in the neighbort~ood of such t~se, or
detrimental or injurious to the properS/ and improvements
in the neighborhood or the general welfare of the City.
Based on the above findings, the Planning Co~mission does hereby
grant the requested use permit, subject to the conditions attac~t here-
to as Exhibit A.
The applicant is notified as part of this application thst he is
required to comply with all applicaole O~les and/or Ordinance:; of the

Ladies and Gentlemen:
In response to your request concerning the Project's compliance with applicable codes,
regulations and ordinances, please be advised as follows:
(i) the [here insert applicable governmental authority[ is
responsible for (a) enforcement of building codes, zoning ordinances and similar codes or
ordinances related to commercial development in [here insert applicable city, county,
or municipality] and (b) responsible for the issuance of certificates of occupancy in
[here insert applicable city, county, or municipality];
(ii) certificates of occupancy have been issued and are in effect for the
Project and we are not aware of any circumstances which would render the certificates of
occupancy invalid or cause them to be revoked. A copy of such certificates of occupancy
for the Project are attached hereto;
(iii) the Project is zoned under the laws or
ordinances of [here insert applicable governmental authority], which zoning is proper
for the [here insert brief description of Projectl and related amenities comprising the
Project, and accordingly the Project is a conforming use; and
(iv) as a condition to the issuance of the certificates of occupancy in
[here insert applicable city, county, or municipality] (the "Authority") a
[retail] [hotel] [apartment] [office] project must comply with all applicable codes and
ordinances including, but not limited to, building and occupancy codes, any regulations
pertaining to an entry sign board, fire department codes and regulations, applicable
zoning and use laws, landscaping and parking requirements, obtaining appropriate curb
cut permits and provisions for applicable sanitary sewer, water, storm drainage and other
utilities. The issuance of the certificates of occupancy for the Project is evidence that the
conditions set forth have been satisfied at the Project. [Note: If the issuance of a
certificate of occupancy does not necessarily indicate compliance with all these

requirements, substitute the following: The Project currently complies with all
applicable laws, rules and regulations pertaining to zoning, land use, parking, and is in
compliance with applicable building and fire codes.]
(v) a current search of the Authority's applicable records indicates that
there are no pending violations of any applicable laws, codes, rules, regulations or
ordinances described in paragraph (iv) above and there are no pending rezoning
applications, hearings, cases, appeals other proceedings which could affect the zoning
classification of the Project.
