Dear Applicant,
The Planning Division has reviewed your application for tenant improvements for a new
Autozone in an existing commercial building on the referenced property. The proposed retail
auto parts use is permitted in the C-1-S (Neighborhood Commercial) Zoning District subject
to a site and architectural review. No on-site repair of vehicles is permitted unless a
conditional use permit is obtained.
Based on the submitted plans, the Planning Division requests additional information or has the
following concerns regarding the proposed improvements:
1. Disabled access: Please illustrate disabled access from the parking area as well as the
public right-of-way. Generally, an attempt should be made to avoid a path of trave! across
a driveway.
2. New service door and bollard,q: Please indicate that the new service door and bollard will
be painted to match building wall colors.
3. Roof equipment: Please demonstrate that existing and proposed roof equipment will be
screened by an architecturally compatible roof screen.
Window treatment: It is noted that a majority of the windows are being blacked-out. It is
recommended that windows adjacent to the street frontage remain clear to attract
customers interest and to make the building more inviting.
5. Bank window: The bank window needs to be removed. You may wish to develop this
opening as a display window.

Trash enclosure: The proposed trash enclosure needs to be screened by a minimum 6
foot wall. Gates shall have a solid design and constructed of a durable material. An at-
grade level concrete pad shall be provided for the trash enclosure as well as the access
in front of the enclosure.
Signage: The proposed roof signs and freestanding sign do not comply with the local
sign ordinance. Please contact this office to discuss the limitation on signing. A copy
of the sign ordinance has been enclosed. The property owner has also discussed a
signing program for the shopping center with the remodel of the building facades.
