Dear Applicant:
The Planning Division has reviewed your plan submittal of June 6, 2000, for a residential addition/
remodel on the above-referenced property. The property is located in the San Tomas Neighborhood and
is subjects to the policies of the San Tomas Area Neighborhood Plan (STANP). The project will receive
site and architectural review by the Community Development Director. Following are the comments
from the Planning Division.
Zoning: The project site is zoned R-l-10. Since the site is in the San Tomas Neighborhood, the
addition must comply with the San Tomas Neighborhood Plan (STANP) and the R-1-10 zoning
standards
2. Building Coverage and FAR: The proposed building meets the building coverage of 35% and floor
area requirement of .45 (Standards for the R- 1-10 District).
3. Height: The maximum height of a building shall be 28 and shall not exceed 2-1/2 stories measured
form the adjacent natural grade.
4. Setbacks: The setbacks as shown on the plans you submitted meet the setback requirements of R-l-
10 zoning.
Based upon a review of this submittal and Planning Commission approval, the following items need to be
addressed or submitted:
1. Submittal of a fence plan illustrating typical fence sections, locations and fence heights.
Submittal of a tree protection plan protecting existing tree(s) to be retained and a landscape plan
illustrating additional tree per the San Tomas Neighborhood Plan. A residential lot is required to have
one tree for 2000 square feet in net lot area. Five trees are required for this lot. Provide typical
planning details, tree size and types. Please incorporate the conceptual landscape plan as a part of the
Building Division submittal.
