The Planning Division has reviewed your building plan submittal of April 10, 2001 for a
residential addition and remodel on the referenced property.
The Planning Division has cannot approved the proposed plan in that it does not comply
with the R-1-6 Zoning regulations and development standards of your property.
The proposed addition, carport, porch and balcony area exceeds the maximum building
coverage of 40 percent of your lot area.
Additionally, the rear balcony encroaches into the required rear yard area. The required
setback for a structure is a minimum of 5' or ½ the height of the building wall adjacent to
the property line. The wall height of the balcony has been considered to be 14.5 feet.
