Site Lavout & Architecture: Please consider the following comments from staff: a. Most privacy impacts are due to the number, placement, and size of second floor windows. To minimize adverse impacts on neighboring properties, carefully consider the placement of windows to avoid privacy impacts on neighboring yards. Staff recommends simplifying the roofline and eliminating the second floor gable on the left side elevation. This will eliminate any potential privacy impacts with the adjacent property. b, Show the chimney on the rear and left side elevation, c. Minimize the use of windows on the side elevations facing the adjacent single-family homes. Use frosted glass on bathroom windows and indicate this on the elevations. d. Please indicate the location of all gas roof vents on the elevations and the roof plan. Please coordinate the mechanical and plumbing plans to minimize the number of roof vents that are visible from the street frontage. e, Staff recommends using a decorative garage door style or two single-car garage doors to provide consistency with the neighborhood. Horizontal and vertical controls shall be set and certified by a licensed surveyor or registered civil engineer for the following items: a. pad elevation b. finish floor elevation (first floor) c. foundation corner locations 8.
