Re: PLN2005-102 - Tree Removal Permit
251 Llewellyn Avenue - Emergency Removal of Redwood Tree
Dear Mr. Shanahan:
The Community Development Director has determined the Coastal Redwood tree located
on property at 251 Llewellyn Avenue in a P-F (Public Facilities) Zoning District
constitutes an emergency removal under Section 21.32.060 of the Campbell Municipal
Code. This ruling is based on photos and your description demonstrating that the tree
poses an immediate threat to persons or property due to extensive on-site pedestrian
walkway damage.
Staff will proceed with its standard notification of property owners within 300 feet of this
property. You have agreed to replace this tree with a Chinese Pistachio tree on the
private grass area at the front of the EMQ property along Llewellyn Avenue.
Please feel free to contact me if you have any questions at (408) 866-2140 or by email at

Assignment
1 have been retained by Mike Shanahan who is the site superintendent with Silicon Valley
Construction. Mike is attempting to repair a sidewalk and curb damaged by a redwood
tree at the EMQ Children & Family Services on 251 Llewellyn Avenue in Campbell.
He would like some direction as to how to proceed.
Observations
The tree in question is a Coastal Redwood Tree (Sequoia sempervirens) it has a DBH1 of
17" it is in good health, and its height is about 55'. The tree is located in a lawn area 4.5"
from a sidewalk and curb which have been raised considerably from the growth of the
buttress roots. The damaged sidewalk is next to the parking lot. (Note photos page 3)
Conclusions
To repair the sidewalk all the roots on that side of the tree would have to be severed. This
would not only greatly affect the trees health but also its stability. Rerouting the sidewalk
around the back of the tree could work, however there would still be root problems in the
near future involving the asphalt parking lot and the curb. The only real solution is to
remove the tree and repair the damage.
I Diameter at breast height, measured 54" from ground level.

Recommendations
Remove the redwood tree that has broken up the sidewalk and replant another variety of
tree in a location that will accommodate its future growth pattern.
