Dear Mr. Osborne:
Thank you for your submittal of a preliminary application for the establishment of an auto repair facility in an
existing industrial building located at 419 McGlincy Lane. The subject property is presently zoned M-I-S (Light
Industriaf) and is designated as Light Industrial on the City's General Plan Land Use Map.
The building was originally approved in 1973 by the Planning Connnission for automotive repair. The proposed use
of the existing 3,000 square foot building as an auto repair facility is consistent with the original approval and does
not represent a change in use at this location. Therefore, you are not required to obtain Planning permits for
occupancy.
You are required to obtain a Business License with the City of Campbell to establish your business at this location.
Business License applications are available at the City Clerk's office at City Hall, 70 N. First Street, Campbell,
California. Along with this letter you will fmd a second letter outlining the conditions attached to your Business
License. Please bring a copy of the Business License letter with you when you apply for your Business License.
Your prelnninary application was disttibuted to the Public Works Department, Building Division, Planning
Division, and County Fire Department. In addition to the comments from the Planning Division contained in this
letter, please find enclosed comments from the County Fire Department.

Dear Business Owner,
Your business license has been reviewed and conditionally approved by the Community Development Department for a
business located at 419 McGlincy Lane. The property is located in the M-I-S (Light Industriaf) Zoning District and is
designated as Light Industrial on the City's General Plan Land Use Map.
The building was originally approved in 1973 by the Planning Connnission for automotive repair. The establishment of
an auto repair facility is consistent with the original approval and does not represent a change in use at this location.
Your business license has been approved subject to the following conditions of approval:
1. Permits Reauired: A building permit application shall be required for any proposed new tenant improvements to
the existing structure. The building permit shall include ElectricaVPlumbing/Mechanical fees when such work is
part of the permit.
2. Si~aQe: No signage is approved as part of the business license application approved herein. No sign shall be
installed until a Sign Permit is approved as specified in the Sign Ordinance
3. Prooertv Maintenance: The property is to be maintained free of any combustible trash, debris and weeds until
the time that actual construction commences.
4. Outdoor Stora.e: No outdoor storage or outdoor overnight parking is permitted on the subject property. No
equipment, materials or business vehicles shall be parked and/or stored outside the building or within the
parking lot.
5. Motor Vehicle Sales: No motor vehicle sales are permitted in conjunction as part of the business license
application approved herein.
6. Parkin.: All exterior parking spaces shall be used only for employees and/or customer use.
Please bring a copy of this letter to the City Clerk's Office at City Hall, 70 N. First Street, Campbell, California, when

Review of this Developmental proposal is limited to acceptability of site access and
water supply as they pertain to fire department operations, and shall not be
construed as a substitute for formal plan review to determine compliance with
adopted model codes. Prior to performing any work the applicant shall make
application to, and receive from, the Building Department all applicable
construction permits.
Scope of site work performed may require permits from the Santa Clara County

advised that in May of 1973 the Planninq Commission approved
plans for an auto repair facility on the subject property. In
our opinion, fork-lift repair and rental/sale is no more intense
than auto repair and would therefore be allowed provided that you
conduct the business inside the buildina.
