connection with the above subject project. The Parcel Map was originally approved by the
City Council pursuant to Resolution 8657 on May 3, 1994.
At your earliest convenience, I would like to arrange a meeting with you, your consultants,
and the City's Public Works land development representative(s). The purpose of the meeting
would be to review the conditions of approval imposed by the Public Works Department and
the Department's procedures and requirements for satis faction of those conditions. The land
development representative(s) may also include staff members from the Planning and Building
Divisions, if necessary. We hope this meeting will facilitate your project and assist in making

Re: Sanitary Sewer Requirement (PM 94-01)

Dear Mr. McElroy:
The Community Development Department has reviewed the issue of timing
of sewer installations/upgrades and final map approval. The Community
Development Department is supportive of the final map approval subject to
the provision of the following items to satisfy this condition:
1) Provision of a letter from West Valley Sanitation District stating that a plan
has been approved which upgrades the existing sewer service and that any
necessary permits for such work and performance bonds have been obtained,
2) That a performance bond or a set aside letter has been provided to the City
of Campbell in the amount to insure that the sewer line will be installed in
accordance with the approve plans; and
3)'That a letter of intent is submitted that states that the sewer facilities will be
installed within 6 months of the recordation of the final map.

Deferred Driveway Agreement
TIllS AGREEMENT(identified as No. PM 94-01) made and entered into this first day of
February 1999, by and between Stephen R Guzzetti and Susan M. Guzzetli, husband and wife as joint
tenants as to an undivided one-half interest, and Terry Neil McElroy and Victoria L. McElroy, husband
and wife, as joint tenants, as to an undivided one-half interest, herein referred to as "owner", and the
CITY OF CAMPBELL, a municipal corporation of the County of Santa Clara, State of California, herein
referred to as "City".
WHEREAS, City granted conditional approval of PM 94-01 upon that certain real J1'OJlerty
described in the deed recorded March 26, 1981 and filed in Book F980 at Page 691 in the office of the
County Recorder, County of Santa Clara, State of California, and commonly known as 41 and 51 Mission
Way, Campbell, California.
WHEREAS, a condition of the above captioned approval is as follows:
Prior to recordation of the final map, owner is to prepare and sign a covenant obligating current and
future property owners to join and assessment district to participate in the future improvement of the
private driveway accommodating the following:
A Provision of an alleyway approach from Winchester Boulevard
frontage.
B. Provision of a vehicular turn around at the terminus of the
driveway.
C. Provision of underground utilities and easements to service future
residential structures at the time of development.
NOW, THEREFORE, IN CONSIDERA nON OF THE ABOVE CAPTIONED APPROVAL, it is hereby
agreed as follows:
(I)
Owner pledges the current and all future owners of the above described
property to join an assessment district upon written notification from the
City that an assessment district has been formed to accommodate only the above
mentioned provisions.
(2)
This covenant shall be considered to affect the above described real

Dear Mr. McElroy:
The Community Development Department has reviewed your application for an extension of approval
of a tentati ve parcel map (PM 94-0 I) to subdivide property located at 41 & 51 Mission Way in the City
of Campbell, and has determined that the previous expiration date of May 3, 1998, as noted in the
conditions of approval of Resolution No. 8657, has been automatically extended for a period of 12
months by State Government Code Section 66452.13. Therefore, the new expiration date of the
tentative parcel map (PM 94-01) is May 3,1999 and no extension of approval is needed at this time.
A refund will be sent to you in the amount of $960.00 for the payment you made on May 5,1998 as the
fee for the extension application. Should you have any questions or need additional information, please
