Will not impair vehicular or pedestrian safety; 2. Will result in a more desirable site layout from a maintenance and use standpoint; 3. Will not be detrimental to the health, safety, peace, morals, comfort or general welfare of the City; and 4. Will not be detrimental or injurious to property and improvements in the neighborhood or to the general welfare of the City. Therefore, your request for a Fence Exception has been approved. The Fence Exception is granted for the above referenced address, subject to the following conditions of approval: 1. Prior to construction of the fence, the applicant shall obtain building permits from the Campbell Building Division. 2. The fence shall not exceed eight (8) feet in height. The approved design consists of an eight foot high board on board "good neighbor" wood fence with no lattice on top. 3. The fence shall step down along the eastern property line beginning at 20 feet from the front property line. 4. The fence shall be contained entirely within the property lines and shall not encroach onto adjacent properties or the public right-of-way. In order to make a determination about your application, staff would like to clarify two items: · The letter from Bala Chandler, the property owner at 1340 Sharp Avenue, does not explicitly state that he has no objections to the new 8-foot high fence. His letter communicates that he believes that the existing fence is of adequate height. The City requests that you submit a letter of consent signed by Mr. Chandler similar to the ones from the other prOperty owners. · The letter from Patricia Bruce says that the fence will be "8 feet tall including a couple feet of lattice at the top." The illustration of the photo that you submitted does not show any lattice on the top. If you wish to install lattice on the top of the fence you must include this in your application as it will be considered as part of your fence exception. Lattice is included in the calculation of the total height of the fence. As soon as you submit this information, I will proceed with processing your application. We are asking for this permit so that we may replace the fence with a new one. We decided to make it a foot taller than the existing fence so that we could enjoy a little bit more privacy from the busy Camden Avenue located directly behind our property.
