The City of Campbell Planning Division has reviewed your building plan permit re-submittal of
January 10, 2003 for conversion of a garage to habitable space, addition of a enclosed porch and
addition of a detached garage to an existing single-family residence on the above-referenced
property.
Additional information is needed prior to a clearance from the Planning Division for the issuance
of a building permit:
Site Plan
a. Easement: Please provide a recorded copy of the easement between parcel 404-25-
048 and parcel 404-25-049. A recorded copy of the easement can be obtained from
the Santa Clara County Recorders Office at 70 West Hedding Street in San Jose.

Dear Mr. Ho:
The City of Campbell Planning Division has reviewed your building plan permit
submittal of December 13, 2002 for conversion of a garage to habitable space, addition of
a enclosed porch and addition of a detached.garage to an existing single-family residence
on the above-referenced property. The plans were reviewed per the requirements of the
San Tomas Area Neighborhood Plan (STANP).
The following issues need to be addressed prior to a clearance from the Planning Division
for the issuance of a building permit:
1. SITE PLAN
a. Project Data: Provide a calculation of the Building Coverage, which is defined
as the percentage of net lot area occupied by buildings. Building coverage
includes the first floor of the primary and all accessory buildings on a lot
(measured to the outside surface of exterior walls) including garages, covered
porches and covered decks (measured to the posts). Building coverage does
not include eave overhangs, trellises, or architectural features (e.g. chimneys,
bay windows, etc). The maximum permitted building coverage is 40%.
b. Easement: The applicant shall provide documentation of the recorded
easement between parcel 404-25-049 and parcel 404-25-048.

Sidewalk & Driveway: Please illustrate the existing walkway to the front
entry on the site plan. Please illustrate the relocation of the existing driveway
and the provision of a new driveway on the site plan.

Front Yard Paving: Please provide a conceptual landscape plan that indicates
that a minimum of 50 % percent of the front yard is landscaped. This can be
illustrated on the site plan.

2. ELEVATIONS
a. Detached Garage: The applicant shall submit elevations which show all four
sides of the proposed detached garage. The wall height and maximum height
should be shown on the elevations for the purpose of calculating setbacks.
Please note that the maximum height for a detached accessory structure shall
be fourteen feet. Accessory buildings should include similar materials and
roof designs to provide complementary architectural design to the main
structure. Please provide information of how the garage relates to the main
residence.

Exterior Materials: The plans should denote that the exterior materials and
color will match the existing home. The new windows, window trim, and
roof must match the style, material, and color of the original materials. The
proposed veneer stone is not compatible with the existing materials of the
home. Staff recommends a brick veneer that matches the existing brick
chimney to ensure architectural compatibility of the home.

Front Elevation: Please indicate on the plans that the existing garage door
will be removed and the new stucco will match the existing. Staff
recommends windows on the garage conversion similar in style to the
windows on the right and left elevation. This is to ensure architectural
compatibility of the home. The new windows and trim should match the
style, material and color of the existing windows.
3. TREE PROTECTION PLAN
a. Please provide a tree disclosure statement (enclosed) indicating that no
protected trees will be removed with the proposed addition. Protected trees
include redwood, cedar, oak or ash trees with a diameter of more than 12
inches.
