Plan Check - 2000November 21, 2000 Julio Garcia 535 Sobrato Drive Campbell, CA 95008 Re: Plan Check BLD 2000-494 - 535 Sobrato Drive Dear Mr. Garcia: On August 21, 2000, Planning Division staff approved plans for a second story addition to the above referenced address. The plans indicated that the new roof on the second story would be the same shape (hipped) as the existing main house. On November 20, 2000 new plans were submitted which show a change in roof shape. As the roof shape is not compatible with the existing roof shape, staff is unable to support the new proposal. Please revise your plans to show a hipped roof, as was indicated on the original plans. The property is located in the San Tomas Neighborhood and is subject to the policies of the San Tomas Area Neighborhood Plan (STANP). As the building is in the R-l-6 Zoning District, the project will receive site and architectural review by the Community Development Director. In general, the STANP sets forth guidelines to ensure that new homes fit in contextually with the existing neighborhood, and lists architectural features that are common in the neighborhood, such as simple shaped forms, simple rooflines, wood siding or stucco exteriors. Additionally, design guidelines for residential additions encourage the use of similar materials throughout the residence. Consequently, a revision in the proposed wall material is required. It is recommended that the wall material be shown as a horizontal lap siding or stucco material to match the existing residence.
