J3EING A RESOLUTION AUTHORIZING EXECUl'ION
OF FRED E. CHEZ AGREEMENT.
WHEREAS, there has been submitted to the City council
by Fred E. Chez an agreement for the development of his real
property in accordance with prescribed conditions~
NOW, THEREFORE, HE IT RESOLVED by the City Council that
the Mayor be and he is hereby authorized to execute the said
agreement on behalf of said City.

BEING AN ORDINANCE OF THE CITY COU1\CIL
OF THE CITY OF CAMPBELL ADOPTING PLANS,
ELEVATIONS AND DEVELOPMENT SCHEDULE FOR
PLA~NED DEVELOPMENT ZONE ON POLLARD ROAD.
The City Council of the City of Campbell does ordain as
f0110\-ls:
SECTION ONE: That th(; San Tomas Neighborhood District Map
of the City of Campbell, being a part of Chapter 3, Article IX
of the Campbell Municipal Coce as referred to in the Appendix
of said Code, together \-lith amendments thereto, is hereby
changed and amended by changing zone from R-2-S to P-D on pro-
perty located at 1871 and 1961 Pollard Road as per application
of Fred Chez filed in the office of the Planning Depart~ent on
March 6, 1969. Said property being more clearly defined on
the map attached hereto, entitled "Exhibit A" and made a part
hereto, together with the legal description ~ttacheJ hereto.
SECTION T\~O: That Exhibit "B" entitled "Development
Schedule" and Exhibit "C", entitled "Plans and Elevations, per-
taining to the development of said properties, aopies of which
are on file in the office of the Planning Department, are hereby
adopted and made a part of this zone change, subject to the
following conditions:
1. Property to be fenced and landscaped as indicated
and as added in "red" on plans.
2. Landscape plan indicating type of plant material,
location of hose bibs or sprinkler system and type
of fencing to be submitted for approval of the
Planning Director at time of application for
Building permit.
3. Faithful Performance Bond in the amount of $6,000
to be posted to insure landscaping, fencing and
striping of parking area within three (3) months of
completion of construction, or applicant may file
written agreement to complete landscaping, fencing
and striping of parking area prior to final build-
ing department clearance.
4. An enclosure consisting of a concrete floor surrounded
by asix foot high solid wall or fence shall be
constructed to house trash container' in an area
approved by the Planning Director and Fire Department.
Said enclosure to be 8' x 12' minimum with 6 foot
self-Closing gates.

The applicant is notified as part of this application that he
is required to meet the following conditions in accordance with
Ordinances of the City of Campbell.
S. All parking and driveway areas to be developed in
compliance with Section 9319 of the Campbell
Municipal Code.
6. Underground utilities to be provided as required
by Section 9110.6 of the Campbell Municipal Code.
7. Plans submitted to the Building Department for
plan check shall indicate clearly the location of
all connections for underground utilities in-
cluding water: sewer, electric, telephone and
television cables, etc.
8. Sign application to be submitted in accordance
with provisions of the sign ordinance for all
signs. No sign to be installed until application
is approved and permit issued by the Building
Department.
9. Dedication to gO-foot right-of-way on Pollard Road.
10. Construction of street improvements for total
frontage of development.
11. Payment of storm drairiage fee ln the amount of
$2,450.
12. Process and file parcel map for minor subdivision.
13. Exterior walls, roof and location to meet building
code requirements for Fire Zone No.3.
14. The service station site shall comply with Section
9309.2 of the Zoning Code regulating service
station sites.
15. Delineate the service station site in a manner
approved by the Director of Planning to assure a
minimum site area of 17,000 square feet.
16. A total of 5,000 sq. ft. of shops, restaurant and/or
offices shall be completed to the satisfaction of
the Chief Building Official before any building
permit for the service station porti~nshall be
issued.
