CERTIFICATE OF COMPLIANCE
Pursuant to Section 66499.35 of the Subdivision Map Act, the City of
Campbell hereby records this Certificate of Compliance, having de-
termined that the parcel of land described in that certain Grant Deed
to Carl F. and Leslie Anne L. Cimino, recorded in Book F 769 of Santa
Clara County Official Records at pages 402 and 403, on December 4, 1980,
and modified by that certain Grant Deed to Carl F. and Leslie Anne L.
Cimino from Gerald J. and Gwen A. Nolan, dated May 22, 1984, is in
compliance with applicable provisions of the Subdivision Map Act and
local ordinances. Said modified parcel being described as follows:
BEGINNING at the northwesterly corner of Lot 19, said corner being on
the southerly line of Ridgely Drive, as said lot and drive are shown on
that map of Tract No. 258, Weston Manor, filed in the office of the
Recorder of Santa Clara County on February 26, 1946, in Book 8 of Maps
at pages 26 and 27;
THENCE South 000 24' DO" East, along the westerly line of said Lot 19,
a distance of 112.33 feet, to the northeasterly corner of that parcel
of land conveyed to Cecil Venturella, et ux, by deed recorded December
29, 1964, in Book 6795 of Santa Clara County Official Records at page
641 ;
THENCE East, along the northerly line of said Venturella parcel, a
distance of 83 feet;

ENCLOSED YOU WILL FIND A COpy OF MY PROPOSED PROPERTY LINE ADJUSTMENT,
WHICH CONCERNS LOT NUMBERS 34 AND 35 ALONG RIDGELEY DRIVE IN CAMPBELL, CA.
LOT NUMBER 35 IS OWNED BY ME, GERALD J. NOLAN AND MY WIFE, GWEN. LOT NUMBER
34 IS OWNED BY CARL CIMINO AND HIS WIFE LESLIE. AS YOU CAN SEE ON THE DETAILED
MAPS I HAVE ENCLOSED, I OWN THE PROPERTY THAT LEADS TO MR. CIMINO.S GARAGE.
A FENCE SEPARATES MY PROPERTY FROM HIS BUT IT ALSO SEPARATES ONE CORNER OF
MY PROPERTY FROM THE REST OF THE LOT. I GRANTED HIM AN EASEMENT ON DEC. 2, 1982
THAT ALLOWED HIM ACCESS TO AND FROM HIS GARAGE. IT WAS FILED WITH ST. PAUL
TITLE CO ESCROW NO. 704681-LM. I AM ENCLOSING A COpy FOR YOUR INFORMATION.
AT THE TIME I FILED THE EASEMENT, I PLACED RESTRICTIONS ON PERMANENT PAVING.
SINCE THAT TIME, MR. CIMINO HAS APPROCHED ME WITH AN OFFER TO AQUIRE THIS
SMALL PORTION OF LAND. HE WANTS TO PAVE THE DRIVEWAY ACCESS TO HIS GARAGE.
I HAVE AGREED TO LET HIM DO THIS AS LONG AS THERE IS A PROPERTY LINE CHANGE.
WE ARE BOTH IN TOTAL AGREEMENT TO THE PROPOSED CHANGE. IT WILL GIVE HIM TITLE
TO THIS SMALL PORTION OF LAND AND HE CAN COMPLETE HIS PLANS TO PAVE HIS
DRIVEWAY. IT WILL ALSO GIVE ME ACCESS TO A PORTION OF MY OWN PROPERTY, AS WE
PLAN TO BUILD A FENCE ALONG THE PROPOSED PROPERTY LINE CHANGE. I WILL ACTUALLY
BE GAINING USE OF PART OF MY OWN PROPERTY THAT I DID NOT HAVE BEFORE. AND MR.
CIMINO WILL RIGHTFULLY OWN THE ACCESS ROUTE TO HIS OWN GARAGE.
I DO HOPE YOU WOULD BE KIND ENOUGH TO CONSIDER THIS PROPOSED PROPERTY
LINE ADJUSTMENT AT YOUR NEXT MEETING. ENCLOSED IS A CHECK IN THE AMOUNT OF
$160.00 (ONE HUNDRED AND SIXTY DOLLARS) SUBMITTED BY MR. CIMINO. IT IS OUR
UNDERSTANDING THAT THIS FEE IS SUFFICIENT FOR A MINOR PROPERTY LINE ADJUSTMENT.
BOTH MYSELF AND MR. CIMINO WOULD LIKE TO EXPRESS OUR APPRECIATION FOR
