WHEREAS, there has been submitted to the City council of the City of
Campbell a final map of Tract No. 7352, at 175-195 West Rincon Avenue for
approval;
WHEREAS, the City Engineer has certified that the map conforms to
subdivision Map Act and City Ordinance;
NOW, THEREFORE, BE IT RESOLVED by the city council of the City of campbell
that said map be and the same is hereby approved, and that any real
property offered for dedication for public use is accepted on behalf of

The following conditions of approval are recommended concerning the subject tentative
subdivision map submitted by
Installation of a sanitary sewerage system to serve all lots within the sub-
division in conformance with the proposed plans of the County of Santa Clara
Sanitation District No.4. Sanitary sewerage service to be provided by said
District No.4.

Installation of a water distribution system to serve all lots within the sub-
division in conformance with the plans of the San Jose Water Works.
Water service to be provided by said water company. Fire hydrants and appurte-
nances shall be provided and installed at the locations specified by the
Fire Chief, Fire Department, City of Campbell. Fire hydrant maintenance
fees shall be paid to City at the rate of $195 per fire hydrant.
Subdivider shall create or provide any public service easement and any other
public utility and/or public service easements as may be necessary for the
installation of any and all public utilities and/or facilities.
Compliance with the provisions of Title 20, Subdivisions of the Campbell
Muni ci pa 1 Code.
Subdivider to pay Storm Drainage Area Fee.
Subdivider to furnish copy of Preliminary Title Report.
Subdivider shall (install street improvements and post surety to guaranty

Walter Crafford wants to proceed with installing the sanitary
sewer within the tract prior to recording the tract map. Under
these circumstances the District will not require a performance
bond of him. However, we will not give a clearance to record
the map until the system is operable.
I understand from Mr. Crafford that Tony Mello will be con-
structing the system the week of August 2. When operable, we
will forward the necessary clearance letter for purposes of
recording the map.

The applicant's engineer has forwarded us a copy of the
present sewer system.
We have marked up a copy of the plan with the necessary
additional 6" main, one manhole and vertical riser to be
installed.
The sanitary sewer easement should be dedicated on the
Tract map under the owner's certificate.
The 6% plan check fee and inspection deposit will be determined
upon receipt of the improvement plan.
Also, separate permits will have to be issued for each residence
at a cost of $5.00 each, plus appropriate sewer service charge
prorated to July 1, 1982. Rates will be effective until that
time.

BEING AN ORDINANCE AMENDING THE ZONING MAP
OF THE CITY OF CAMPBELL, CALIFORNIA (ZC 81-32)
The City Council of the City of Campbell does ordain as follows:
SECTION ONE: That the Zoning Map of the City of Campbell, together
with amendments thereto, is hereby changed and amended. Said amendments
being outlined on the map attached hereto entitled Exhibit "A".

development shall be located in area(s) approved by the Fire
Department. Unless otherwise noted, enclosure(s) shall consist
of a concrete floor surrounded by a solid wall or fence and
have self-closing doors of a size specified by the Fire Department.
All enclosures to be constructed at grade level.
Appl icant shall comply with all appropriate State and City require-
ments for the handicapped.
Noise levels for the interior of residential units shall comply
with minimum State (Title 25) and local standards as indicated
in the Noise Element of the Campbell General Plan.
