of f.fr. Ibug RoJriques, on behalf of t-f.G.R. Properties, for a .use pennit and
appro\'al of plans, elevation and development schedule to allow the construc-
tion of three condominium units on property known as 1207 Smith Avenue in an
Interim (~'-~\:>dhun funsity Residential) Zoning District, as per the applica-
tion file in the Office of the Planning Department on July 27, 1983, and af-
ter presentat ion b)' the Planning Director, proponents and opponents, the hear-
ing \\'as closed (UP 83-10).
After due ronsideration of all the evidence presented, the O:>ll1ilission did find
as follows:
That the establ isrorent, maintenance, and operation of the proposed
use \\111 not be detrimental to the health, safety, peace, morals,
cor.Uort or general welfare of the persons residing or worKing in
the neighborhood of such use, or be detrimental or injurious to
property and improvements in the neighborhood or the general wel-
fare of the. City.
Based on the above findings, the Planning o,nrnission does hereby grant the re-
quested use permit,subject to conditions listed in the At~ached Exhibit A.
The applicant is notified as part of this application that he is required

All parking and driveway IrPIS to be developed in com~liance with
Section 21.50 of the Campbell Municioal Code. All parking spaces
to be provided with appropriate concrete curbs or bumper ~uards.
Underground utilities to be provided as required by Section
20.16.070 of the Campbell Uunicipal Code.
Plans submitted to the Building Department for plan check shall
indicate clearly the location of all connections for underground
utilities includin~ water, sewer, electric, telephone and tele-

Sign application to be submitted in accordance with provisions of
the Sign Ordinance for all signs. No sign to be installed until

wet garbage and rubbish produced within the limits of the City of
Ca~~bel1 shall be made with Green Valley Disposal Company. This
requirenent applies to all single-family dwellings. multiple apart-
~ent units. to all commercial. business, industrial, manufacturing.

Trash container(s) of a size and quantity. necessary to serve the
develop~ent shall be located in area(s) 6pproved by the Fire De-
partment. Unless otherwise noted, enclosure(s) shall consist of
a concrete floor surrounded by a solid wall or fence and have
self-closin9 doors of a size specified by the Fire Department.
All enclosures to be constructed at grade level.
Applicant shall comply with all appropriate State and City re-
quire~ents for the handicapped.
Noise levels for the interior of residential units shall comply
with minimum State (Title Z5) and local standards as indicated
in the Noise Element of the Campbell General Plan.
Applicant is hereby notified that he will be requir~d to pay
