Winchester S. Blvd. This approval is subject to the following conditions: 1. Applicant to obtain any necessary building and or electrical permits from the Campbell Building Division. 2. The south elevation of the building fascia shall be repaired and repainted with the removal of the second wall sign. 3. Tenant and or property owner to receive approval of new color scheme for the building and approval of the awning over the building entrance. Architectural and structural details to be submitted to the Campbell Building Division. Two copies of the approved sign plan are enclosed. Winchester Blvd. Sign Application - ,lust Tires Dear Applicant: The Planning Division has reviewed your sign application for the installation of two new wall signs and refacing the existing monument sign for the Just Tires located at 2970 S. Winchester S. Blvd. This application has been detenmned to be incomplete for the following reasons: 1. The application has not been signed by the applicant nor the property owner and 2. The height of the monument sign has not been provided. Additionally, the signing request exceeds the number and sign area provisions of Campbell's Sign Ordinance. Industrial businesses are limited to one wall sign and a sign area of 50 sq. ft. unless they are located on a coruer. Your submittal proposes two wall signs with sign areas of 60 square feet and 45 square feet as well as refacing the monument sign. Architectural changes: The subject property is located in a M-1-S Light Industrial Zoning District. This zoning district is subject to an architectural approval requirement. The submitted proposal presents a new paint scheme for the building and a new awning over the office entrance. These changes require approval of an architectural modification as well as building permits for the awning. Th~ Planning Division has concerns regarding the brightness and amount of green presented in the color scheme.
