It has come to the attention of the Community Development Department that a carwash use is being operated
regularly in conjunction the service station on the referenced property. This property is located in a C-2-
S(General Commercial) Zoning District. Carwash operations are considered an outdoor business activity and
thus require approval of a conditional use permit.
A conditional use permit is considered by the Planning Commission at a public hearing. The processing time
for such an application is 45-60 days.
The Commission in its review will look at the following significant issues:
· Size and location of the project site and the reasonableness to accommodate the proposed use.
· Potential noise and traffic issues.
· Operational hours.
· Architectural compatibility to the site and surrounding uses.
Improvements on the site relative to landscaping, screen walls, architectural integrity.
Before you pursue a formal use permit application, a pre-application meeting would be recommended.
The establishment of a car wash use on a regular basis in conjunction with the service station should cease until
a conditional use permit has been approved and the related improvements installed.
