BEING AN ORDINANCE OF THE CITY COUNCIL OF 1HE CITY
OF CAMPBELL ADOPTING PLANS, ELEVATIONS, AND DEVELOPMENT
SCHEDU~E FOR A PORTION OF THE PLANNED DEVELOPMENT ZONE
ESTABLISHED BY ORDINANCE NO. 912, ADOPTED ON THE
11TH DAY OF SEPTE~BER, 1973. (Application of Richard

The City Council of the City of Campbell does ordain as follows:
SECTlON ONE: That the Zoning t1ap of th~ City of Campbell is her'C'by
changed o.nd oiT,ended bj' adopting the attc.ched "Exhibit A" entitled "Phlns
and Elevations, " "Exhoibit B" entitled "Develop:-nent Schedule" and "bhibit e"
entitled "Hap of said Property," tiS per application of fl'w. Richanl [3. f;,ill~n
to a11O\'/ construction of 24 townhouses on pt'operty kn:t...m as 450 Union
Avenue in a P-D (Planned Development/High Density Residenti:)l) Zon;r;g
District. Copies of said exhibits are on file in the office of the Planning
Department.
Said approval granted subject to the following conditions:
A. Property to be fenced and landscaped as indicated and as adde~
in Ilrea" on p'lans.

hose bibs or sprinkler ~ystem and type of fencing to lJe submittEd for
approval of th0 Planning Director at time of' a~plication for building permit.

D. Faithful perform~nce bond in the amount of $5,000 to be posted
t, insure landscaping, fencing and striping of parking area within three
(3) months of completion of construction, or applicant may file written
agreement to complete landscaping, fencing, and striping of parking area
prior to final Building Department clearance.
E. All parking and drive'Nay areas to be developed in compl.lance
with Section 21.50 of the CampbEll Municipal Cede. All parking spaces
to be provided with appropriate concrete curbs or bumper guards.
F. Underground utilities to be provided as required by Section
20.16.070 of the Campbeli Municipal Code.
G. Plans submitted to the Building Department for plan check shall
indicate clearly the location of all connections for undf=rground utilities
including water, sewer, electric, telephone and television cables, etc.

H. Sign application to be submitted in accordance with provisions
of the sign ordinance for all signs. No sign to be installed until
application is approved and permit issued by the Building Department.

1. Ordinance Ho. 782 of the Campbell M~nicipal Code stipulates
that any contract for the collection and disposal of refuse, garbage,
wet garbage, and rubbish produced within the limits of the City of
Campbell shall be made with Green Valley Disposal Company. This require-
ment applies to all single family dwellings, multipie a.partment units,
to all commercial, business, industrial, m3nufacturing and construction
establishments.
J. Trash container(s) of a size and quantity necessary to serve
the development shall be located in area(s) approved by the Fire Department.
Unless othenoJise noted, enclosUl'e(s) shall consist of a concrete floor
surrounded by a solid well, or fence and have self-closing doors of a
size specified by the Fire Department.
K. Applicant shall meet state requirements for the handicapped.
PUBLIC WORKS DEPARTMENT
L. Dedicate street right of way to 30 feet from centerline.
M. Pay storm drainage area fee of $1,020.
N. Execute an agreement to install street improvements.
O. Submit (l grading and drainage plan for appl~o\'al by the Ooirector
of Public Works.
P. Widen driveway approach to minimum 25 feet and locate minimum
five feet from property line.

Q. Provide an on-site fire hydrant system.
R. Locate trash areas on building plans.
The applicant is notified that he shall comply with all applica~le
C0des or Ordinances of the City of Campbell which pertain to this development
