WE, FIRST METHODIST CHURCH OF CAMPBELL,
a religious corporation, do hereby grant
unto the CITY OF CAMPBELL, a municipal
corporation of the County of Santa Clara,
State of California, an easement of Public
sidewalk purposes over all that certain
real property within said City and more
particularly described as follows:
BEGINNING at the southwest corner of that certain
parcel of land conveyed to the City of campbell by that
certain Deed of Land for Road Purposes recorded October
3, 1957, and filed in Book 3904 of Official Records at
page 636 in the office of the County Recorder, County of
Santa Clara, State of Californiaj
THENCE, along the westerly line of said parcel of
land Northerly 61.00 feet to the TRUE POINT OF BEGINNINGj
THENCE, continuing along said westerly line of said
parcel of land Northerly 224.00 feet to the northwest
corner of said parcel of land, said northwest corner also
being in the northerly line of that certain parcel of
land conveyed to the First Methodist Church of Campbell

BEING A RESOLUTION ACCEPTING
DEDICATION OF A SIDEWALK
EASEMENT.
WHEREAS, there has been submitted to the City Council by the
First Methodist Church of Campbell, a religious corporation, a Grant
of Sidewalk Easement over certain portions of their real property
contiguous to Winchester Boulevard;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City
of Campbell that the Grant of Sidewalk Easement submitted be and the
same is hereby accepted.

Gentlemen
We have reviewed the improvement plan relative to the boring
and jacking in Winchester Boulevard to make the sanitary
sewer connection.
1. The District will maintain the 8" sewer connection
within public right-of-way to the property line. Our main-
tenance department requires an 8" cleanout at the property
line, refer to CSD#4 Drawing 6B. Since the top of the clean-
out will be in a traffic area I would recommend installing a
frame and cover equal to Phoenix P-2501 or Pinkerton A-5l2,
refer to Drawing No.4.
2. You have included the District's standard notes and
Steve Goodman's signature block; this will not be necessary.
However, include a note that all sanitary sewer work in public
right-of-way is to be inspected by the District's inspector.
All work within the property is subject to the City of Campbell's
inspection. Also, note that the underground contractor must
obtain an encroachment permit from the City of Campbell prior
to commencing work, application is made at the District's office.
3. We are forwarding a copy of the calculation sheet
indicating the fees due the District prior to issuance of a
connection permit, which will be required prior to obtaining
a building permit from the City of Campbell. The rates are
effective until July 1, 1978. If the sanitary sewer connection
is made prior to issuance of the connection permit, a $7.50
inspection fee will be due.

4. We would recommend researching and plotting on the
plan the location and depth of the existing utilities in the
area of the bore since it is relatively shallow at the property
line and a conflict is possible.
5. Also, the pit for the manhole to be constructed should
be excavated first, the 10" main exposed and the elevation
verified, then the bore made followed by the manhole construction.
6. We are forwarding copies of our standard details
,,,hieh should be included on the plans along with the notations
stated in this letter.

The City Council of the City of Campbell does ordain as follows:
SECTION ONE: That the zoning Map of the City of Campbell is hereby changed
and amended by adopting the attached "Exhibit AI entitles "Plans and Elevations,"
"Exhibit B" entitled "Development Schedule", and IIExhibit C' entitled IIMap
of Said Propertyll, as per the application of Robert O. Sargent and the Santa
Clara Methodists' Retirement Foundation, Inc. for approval of plans, elevations,
and development schedule to allow construction of a 156 unit 12 story ,~QIQL

in the office of the Planning Department.
Said approval subject to the following conditions:
A. Prior to the issuance of a building permit the applicant shall
provide to the Planning Director a statement certifying that the building
will comply with California Noise Insulation Standards.
B. Applicant to sign an agreement satisfactory to the City Attorney that
additional parking will be provided in the area shown for possible future
parking if the Planning Commission determines that a need for the additional
parking exists.
C. That a definition of a senior citizen be established for this project and
be approved by the Planning Commission.
D. A Parking Plan in accord with zoning code requirements shall be provided
and approved by the City Council in the event the project is changed from a senior
citizen's project to a project other than for senior citizens.
E. Property to be fenced and landscaped as indicated and as added in red on
plans.
F. Landscape plan indicating type of plant material, location of hose bibs
or sprinkler system and type of fencing to be submitted for approval of the
Planning Director at time of application for building permit.
G. Landscaping shall be maintained in accordance with the approved landscape
plan.
H. Faithful performance bond in the amount of $5,000 to be posted to insure
landscaping, fencing and striping of parking area within three (3) months of
completion of construct jon, or applicant may file written agreement to complete
landscaping, fencing and striping of parking area prior to final building
department clearance.
I. All mechanical equipment located on roofs shall be screened as approved
by the Planning Director
J. Appl icant to provide an automatic fire extinguisher system.
K. Applicant to provide copy of recorded cross easements, between subject
parcel and parcel to the South, to the Public Works Director for approval.
L. All parking and driveway areas to be developed in compliance with
Section 21.50 of the Campbell Municipal Code. All parking spaces to be provided with
appropriate concrete curbs or bumper guards.
M. Underground utilities to be provided as required by Section 20.16.070 of
the Campbell Municipal Code.
N. Plans submitted to the Building Department for plan check shall indicate
clearly the location of all connections for underground utilities, including water,
sewer, electric, telephone and television cables, etc.
O. Sign application to be submitted in accordance with prOVISIons of the
sign ordinance for all signs. No sign to be installed until application is
approved and permit issued by the Building Department.
P. Ordinance No. 782 of the Campbell Municipal Code, stipulates that any
contract for the col,Jection and disposal of refuse, garbage, wet garbage, and rubbish
produced within the Jimits of the City of Campbell shall be made with Green Valley
Disposal Company. This requirement applies to all single family dwell ings, multiple
apartment units, to all commercial, business, industrial, manufacturing and construction
establishments.
Q. Trash container(s) of a size and quantity necessary to serve the development
shall be located in areas approved by the Fire Department. Unless otherwise noted
enclosures shall consist of a concrete floor surrounded by a solid wall or fence and
have self-closing doors of a size specified by the Fire Department. All enclosures
to be constructed at grade level.
R. Applicant shall meet all state requirements for the handicapped.
BUILDING DEPARTMENT
S. Exterior walls shall meet U.B.C. requirements of Section 1903 (A) Height
requirements.
T. Building shall be constructed as a Group H Type II Fire Zone 3 (1973 U.B.C.).
PUBLIC WORKS DEPARTMENT
~ U. Pay storm drainage area fee of $1,145.00
. V. Provide mutual access easements for the common driveway.
w. Obtain excavation permit for all work within the street right-of-way.
~x. Dedicate sidewalk easements in the duckout area. The sidewalk should be
contiguous with the curb.
FIRE DEPARTMENT
Y. Provide an approved Fire Alarm System.
Z. Provide 2A-IOBC fire extinguishers.
AA. Provide 20' wide driveways around building for fire equipment access.
BB. Provide an on-site fire hydrant system along driveways.
CC. Provide two 6" dry standpipes in stairways.
DO. Provide a wet standpipe system.
The applicant is notified that he shall comply with all applicable Codes or
Ordinances of the City of Campbell which pertain to this development and are not
herein specified.
