RE: Use Permit Modification Permit Application
Proposed 24-Hour Retail Pharmacy
(eliminate alcoholic beverage sales)
Walgreens #2957
1660 Winchester Blvd.
Campbell, CA
Dear Commissioners:
I am writing to you on behalf of the Campbell Walgreens located on Winchester
Boulevard. Walgreen has operated a pharmacy at the above address since
March of 1993. Walgreen's interest in the above referenced site is pursuant to a
50-year lease. (The recorded Memorandum of Lease and Ratification
Agreement are included in the application materials for your reference).
Walgreen respectfully requests a modification to the existing Walgreen Use
Permit. Walgreen requests modification of the approved hours of operation in
order to allow a 24-hour operation, 365 days a year. Further, the Use Permit
should be modified to reflect the elimination of alcoholic beverage sales.
Walgreen is proud of the services it offers to your community and I have
included an annual report to give you a more detailed picture of our company.
Walgreen has operated pharmacies since 1901 and currently operates over
2,300 stores in 34 states and Puerto Rico. Walgreen has operated 24-hour
pharmacies since 1983 and currently operates over 400 24-hour stores.
It has been our experience in other areas where we have 24-hour operations
that we provide a very valuable health care service to the community. People
who receive prescriptions from a hospital's emergency room or parents who's
children receive late night prescriptions from their doctors are able to receive
and begin timely treatment by our extended hours.
Based on internal data, Walgreen has ascertained that the Campbell Walgreens
serves the residential population located in a 1 to 1 1/2 mile radius around the
store. There are approximately 28,000 residents within a 1 mile radius and over
100,000 people in a 2 mile radius. The trade area for this particular store
appears to encompass 52,000 people. These Campbell residents are served by

four area hospitals located within a 3 mile radius of the store: O'Cconnor
Hospital, Good Samaritan Hospital, Los Gatos Community Hospital and Valley
Memorial Hospital. The nearest 24-hour Walgreens pharmacy is located over
six miles away at Blossom Hill and Snell in San Jose. As far as we know, there
is no 24-hour pharmacy in Campbell. At 1 o'clock in the morning, a Campbell
resident can get copies (at Kinko's) or French-fries (at Carrow's) within one
block of the Walgreens. We think it would be great if residents could also obtain
medication treatment of acute pre-existing health conditions that may be life-
threatening such as asthma, diabetes or hypertension.
Please note that Walgreen has recently modified the floor space at the Campbell
store previously devoted to alcoholic beverage sales. Alcoholic beverage sales
were eliminated. This store was recently remodeled to include a drive-through
prescription pick-up window to more conveniently serve Campbell residents.
A "plan of operation" describing the site and proposed use is attached for your
convenient reference. Walgreens respectfully asks that you approve
modification of the Use Permit to provide for a 24-hour Walgreens in your
community.
Thank you for your consideration.
Very Truly Yours,
WALGREEN CO.
