2110 South Winchester Boulevard, C-2-S (General Commercial) Zoning District,
as per the application filed in the Planning Department on August 14, 1991L and,
after presentation by the Planning Director, proponents and opponents, the
hearing was closed.
After due consideration of all evidence presented, the Planning Commission did
find as follows with respect to File No. UP 91-17:
1. The sound attenuation of the veterinary clinic use should not be a significant
problem to neighboring residential properties, in that:
a. The main building is located 90 feet to the nearest residential structure.
b. The building has insulated concrete block walls.
c. The hours of operation will limit the noise from the parking lot.
2. The site contains adequate on-site parking to accommodate the proposed use.

finds and concludes that:
1. The establishment, maintenance, or operation of the use applied for will not
be detrimental to the health, safety, peace, morals, comfort or general welfare
of persons residing or working in the neighborhood of such proposed use, or
be detrimental or injurious to property and improvements in the
neighborhood or to the general welfare of the City.
2. The proposed site is adequate in size and shape to accommodate the yards,
