661 El Patio Drive - Flag Loti Subdivision Map
Dear Mr. Miles:
Thank you for your inquiry dated September 22, 2006, for the creation of a new flag lot at 661 El
Patio Drive. This proposal will require the approval of a Tentative Subdivision Map in that it
involves the creation of a new flag lot. The subject property is presently zoned R-1-6 (Single-
family residential) and is designated as Low Density Residential (less than 6 units per gross acre)
on the City's General Plan Land Use Map.
The proposed concept complies with the development standards of lot shape and size as required
in the R-1-6 Zoning District. A front lot of 6,000 square feet and a rear lot of 7,575 square feet
would be created.
Other issues that need to be addressed include the following:
1) Parking: provision of covered on-site parking and driveway for the front lot.
2) Removal of the existing detached garage.
3) Payment of park impact fee at map recordation and building construction.
Please note that these comments are meant to be preliminary and that conditions of approval
from each department will be developed when the formal application is submitted.

To Whom It May Concern,
After preliminary talks with city officials, it is my understanding that the property at 661 EI
Patio Drive meets all criteria to split the existing lot and create two separate flag lots.
Upon final approval, the original house would remain on the front property and a second
house would be built on the rear property with the following considerations:
New trees would be planted along the property line to ensure privacy between all
neighboring houses.
All existing and new structures would be in compliance with current Campbell zoning
and building codes. Any secondary structures that currently exist would be moved
or removed to meet all building code setback guidelines.
Parking structures for both houses would be in compliance with current Campbell
zoning and building codes.
Any new structures built would be consistent with local housing designs and be such
to ensure the integrity and quiet nature of the existing neighborhood.
No variances would be requested or needed.
