Dear Mr. Gomez:
Thank you for sending us the plans for the proposed public utility ease-
ment to be located between Winchester Blvd. and Nido Drive, Campbell.
As discussed with you by our representative, Jose L. Batto, electric and
gas services to the proposed Campbell Plaza Shopping Center, Phase III,
will be run underground along the southern boundary of their property.
In order to do this, we would need a 5 foot wide easement extending from
Winchester Blvd. up to the location of the electric and gas termination
facilities.
You had mentioned then that there is a proposed 10 foot wide public utility
easement along that side of the property and that you had no objection to
our proposal of using one-half of the easement for gas and electric services.
This proposal was confirmed in a letter of intent from Pursley Construction
Co. sent to your office on March 10, 1969.
We are therefore returning herewith a copy of the public utility easement
plan where we have indicated how gas and electric services will be installed.
Please note that while the storm drain line veers away from the property
approximately JO feet from Winchester Blvd., our lines go straight to the
street. A separate easement from this point up to Winchester Blvd. will,
of course, be required.

a proposed commercial ding including
a theatre and shops to be J0cated on
property known as 2511 Winchester Boulevard subject to the
following conditions:
1. Property to be landscaped as indicated and as added
in "red" on plans.

2. Landscape plan indicating type of plant material, loca-
tion of hose bibs or sprinkler system and type of
fencing to be submitted for approval of the Planning
Director at time of application for building permit.
3. Faithful performance bond in the a@ount of $1,500 to
be posted to insure landscaping, fencing and striping
of parking area within three (3) months of completion
of construction, or applicant may file written agreement
to complete landscaping, fencing and striping if parking
area prior te final Building Department clearance.
4. An enclosure consisting of a concrete floor surrounded
by a solid wall or fence of a height sufficient to obscure
trash containers, to be constructed in area indicated
on plans. Said fencing to be approved by Planning Dir-
ector. Said enclosure to be a minimum of 8' x 12' with
6 foot self-Closing gates.
5. Staff recommends that an additional row of parking be
installed on the westerly side of the required 3 foot
concrete block fence approved as a part of the service
station site under "S" 68-54. Fence to be installed
at time of this development if the service station site
has not been improved.
6. Method of separation (fence or landscaping) between the,
proposed service station site and the subject property
to be approved by Planning Director.

of $765.00 per acre.
D. Applicant to dedicate easement and construct storm

E. All parking and driveway areas to be developed in
compliance with Section 9319 of the Campbell Municipal
Code.
F. Underground utilities to be provided as required by
Section 9110.6 of the Campbell Municipal Code.
G. Plans submitted to the Building Department for plan
check shall indicate clearly the location of all con-
nections for underground utilities including water,
sewer, electric, telephone and television cables, etc.
H. Sign application to be submitted in accordance with
provisions of the sign ordinance for all signs. No
sign to be installed until application is approved and
permit issued by the Building Department.
The applicant is notified that he shall comply with all
applicable Codes or Ordinances of the City of Campbell which
pertain to this development and are not herein specified.
