Thank you for your preliminary application for an auto sales and service facility at the above address, Based upon
review of your plans, past permits and use of the site, and the current zoning, please be advised as follows:
The project site is zoned C-2-S (General Commercial) and is shown as a Commercial land use on the City's General
Plan, Under this zoning, and in consideration that this portion of the building has most recently been used for the sales
and installation of car stereos, the proposed auto sales and service operation is considered a change and/or
intensification of the use, and therefore requires approval of a Modification to the Use Permit.
Retail on Winchester Blvd,
The City desires that auto repair uses not front on Winchester Boulevard due to the difficulty of their being able to
present an attractive appearance. Your proposal to use the front portion of the building for retail sales would be
consistent with this policy, All repair work is required to take place inside the building, including any detailing work.
Parking
Parking requirements for your proposed uses are:
Auto service: I exterior space for each 350 square feet of gross floor area in addition to interior
parking spaces.
Auto sales: I exterior space for each 200 square feet of gross floor area devoted to sales, plus 1
space for each salesperson.
The use permit application should include a site plan which shows both the parking spaces and buildings on the site
(both 2875 and 2885), identification of each business' space, outline of building area per type of use (sales, repair), and
allocated number and location of parking spaces for each business. Information should include a table of the square
footage per building, the square footage in each building per business of repair area, sales area, and the number of
parking spaces per business, Figures and plans should indicate the change in square footage of type of use resulting from
your proposal.
Landscapin~
The condition of the landscape areas, as well as that of the street trees, will be reviewed as part of the Use Permit
Modification, The Public Works Department notes that one of the street trees is missing and will need to be replaced.
Any such work within the public right-of-way requires an encroachment permit. A copy of the original landscape plan
for the on-site landscaping has been enclosed.
Trash enclosure
The original approved site plan (enclosed) indicated a trash enclosure along the rear property line. Trash enclosures are
required to consist of masonry walls with opaque doors. Additionally, the floor of the enclosure is to be of concrete
rather than asphalt, so that the bin does not sink into the pavement, due to its weight, in hot weather. The enclosure
observed on the site is not in the originally approved location, and is surrounded by chainlink.

Any signage, including replacement of existing signs, requires sign permit approval.
Building & Fire Requirements
Prior to occupancy, appropriate documentation will be required to be submitted to the Campbell Building Department to
show that fire and building codes relative to the proposed uses will be met. A hazardous materials management
planJbusiness plan will be required to be submitted to the Fire Department of Santa Clara County,

The property located at the above address was recently an auto stereo shop and prior to
that it was an auto service and sales facility. Our proposed use is automotive service and
specialized auto sales.. The current square footage for this building is 4,438 and we
intend on using the existing floor plan. Our proposed use is to have an indoor display
area for vehicles. 50 none of the vehicles will be displayed outside of the building.
On April 1 , 1999 we will be moving our existing business currently located at 2420 A & B
South Winchester Blvd. in Campbell to this new location. We have already been
approved to move our existing service department, parts, and accessories to this new
location by the city planning dept., building dept., and county fire district. We have
obtained a business license for this new location as well. We will need a use pennit for
auto sales at this new location, which we currently have at 2420 A & B South Winchester
Blvd.
We are a very specialized company and will only keep approximately 2 to 4 vehicles at
one time on the showroom floor. Our auto sales account for approximately 30% of our
business sales and is very important to our livelihood and company's health.
We currently have two employees, besides myself and my wife. Our hours are Monday
through Friday from 8:00 a.m. to 5:30 p.m.
