Application of European Hotors for addition to existing
auto repair building on property located at 2921 Win-
Chester Boulevard. (See Map #3 attached.)
This property is located on the west side of Wircchester BoulevE.l'd south
of Sunnyoaks Avenue. The existing structure was approved on lB October
1965. At this time, they are adding a building lOS' 4" x 22' at the
rear of the existing building. Parking required would be 7 and parking
provided is 13.
Staff recommends approval, subject to the following conditions:
l. Landscaping and/or fencing to be provided as indicated in "red"
on plan. Adequate watering system to all landscaped areas to be
provided.
2. Fencing and/or landscape plan,indicatin~ type of plant materials
to be used and plans for watering system to be submitted for
approval of the Planning Director at time of application for
Building Permit.
3. Faithful Performance Bond in the amount of $1,000 to be posted
to insure fencing and/or landscaping within three (3) months
of completion of construction, or applicant may file agreement
to complete landscaping prior to final Building Department
clearance. The Bond is to cover striping of parking areas also.
4. An enclosure, consisting of a concrete floor surrounded by a 6'
high solid wall or fence shall be constructed to house trash
container in location approved by Planning Director and Fire
Department. Area to be 8' x 12' with a 6' gate.
The applicant is notified that as part of this approval, he is required
to meet the following additional conditions in accordance with Ordi-
nances of the City of Campbell:
5. Sign application to be submitted in accordance with prOVISIons of
Sign Ordinance for all signs. No signs to be installed until
application is approved.
6. Parking and driveway areas to be cons truction in accord.c:.nce:' wi th
Section 9319 of the Campbell Municipal Code.
The applicant is also notified that he shall comply with all other
applicable Codes or Ordinances of the City of Campbell which pertain
to this development and are not herein specified.

CONDITIONS:

Section 9316.1 of the Campbell Municipal Code reads as follows:
Any approval granted under this section shall expire one hundred eighty
(180) days after the date upon which such approval was granted, unless
an extension for such approval is obtained by making written application
for same to the Planning Commission at least fifteen (15) days prior to
the expiration date of such approval.
No building permit shall be issued after the expiration date of any
approval until a new approval has been obtained in ~he manner provided
for in this chapter. -
