We, RALPH S. BEAUCHAMP and AVRILLA C. BEAUCHAMP,
husband and wife, do hereby grant to the CITY
OF CAMPBELL, a municipal corporation of the
County of Santa Clara, State of California,
for street purposes and to become a portion of
Winchester Boulevard, all that certain real
property situate within the City of Campbell
and more particularly described as follows:
BEGINNING at the northeasterly corner of that certain parcel
of land described in the Grant Deed from John D. Long and Mable
L. Long, his wife, to Ralph S. Beauchamp and Avrilla C. Beauchamp,
husband and wife, recorded October 11, 1956 and filed in Book
3629 of Official Records at Pages 364 and 365, in the office of
the County Recorder, County of Santa Clara, State of California:
THENCE, South 310 45' 20" West 175.21 feet along the easterly
line of said parcel of land to the southeasterly corner thereof;
THENCE, South 890 52' West 46.44 feet along the southerly
line of said parcel of land to the beginning of a tangent curve
concave to the northwest, having a radius of 20.00 feet;
THENCE, Easterly and northerly 20.28 feet along the arc of
said curve through a central angle of 580 06' 40" to a point on
a line that is parallel with and 55.00 feet northwesterly,
measured at right angles, from the center line of Winchester
Boulevard, formerly known as Santa Clara-Los Gatos Road, 50 feet
wide;
THENCE, North 310 451 20" East 164.10 feet along said parallel
line to the point of intersection with the northerly line of said
parcel of landi
THENCE, North 890 52' East 35.33 feet along said northerly
line of said parcel of land to the POINT OF BEGINNING.
CONTAINING 5,275.70 square feet, more or less, and being a
portion of Lot 13, as said Lot 13 is shown on that certain map
entitled "Map of the Sunnyoaks Tract, II which map was recorded

Conclitions of Approval - "S" 69-56
1. Property to be fenced and landscaped as indicated and as added in
"red" on plans.
2. Landscape plan indicating type of plant mat~~ial, location of hose
bibs or sprinkler system and type of fencing to be submitted for
approval of the Planning Director at time of application for
building permit.
3. Faithful Performance Bond in the amount of $1,000 to be posted to
. insure landscaping, fencing and striping of parking area within three
(3) months of completion of construction.
4. An enclosure consisting of a concrete floor surrounded by a SIX
foot high solid wallar fenee shall be constructed to house trash
container in an area approved by the Planning Director and Fire
Department. Said enclosure to be 8' x 12' minimum Hith 6 foot
self-closing gates.

The applicant is notified as. part of this application that he is
required to meet the following conJitions in accordance with Ordinances
of the City of Campbell.
A. Underground utilities to be provided as required by Section
9110.6 of the Campbell Municipal Code.
B. Plans submitted to the Building Department for plan check shall
indicate clearly the location of all connections foy underground
utilities including water, sewer, electric, telephone and tele-
vision cables, etc.
c. Sign application to' be submitted in accordance with provisions
of the sign ordinance for all signs. No sign to be installed
ontil application is approved and permit issued by the Building
Department.
D. Maximum width of driveway cuts to be 35 feet.
E. Applicant to obtain excavation permit for driveway approaches
on Bedal Lane.
F. Side1\alk on Bedal Lane to extend to existing property line.
G. Decorative masonry wall, 6 foot minimum height, to be constructed
along west property line of development.
H. The unimproved area must be levelled and made weed and dust free.
I. Fire extinguishers shall be installed in fire extinguisher
cabinets as directed by the Fire Department.
J. Applicant to comply with all conditions of UP 68-2.
(1) Use Permit and architectural approval of plans to expire on
October 7, 1969 unless a building permit has been obtained
from the building department and construction started in
compliance with all requirements of the use permit and this
architectural approval.
The applicant is notified that he shall comply with all applicable
Codes or Ordinances of the City of Campbell which pertain to this
development and arc not herein specified.

Section 9316.1 of the Campbell Municipal Code reads as folIous:
Any approval granted under this section shall expire one hundred eighty
(180) days after the date upon which such approval was granted, unless
an estension for such approval is obtained by making written application
for same to the Planning Commission at least fifteen (15) days prior to
the expiration date of such approval.
No building permit shall be issued after the expiration date of any
approval until a new approval has been obtained in the manner provided
for in this Chapter.

Conditions of_Approval
